Residential Painting Built Around Your Home, Surfaces and Daily Life
A home repaint is not just a colour change. It protects the property, improves presentation, supports value and helps prevent repeated paint failure when damp, cracks, chalking, rust, mould and poor adhesion are corrected before painting.
Written Diagnostic Report
Every quotation includes observed surface conditions, visible defects and prescribed remedial actions before painting starts.
Home Protection
Furniture, floors, paving, plants, pools, windows, fittings and surrounding surfaces are protected where required before work starts.
No Subcontractors
Residential painting is completed by full-time employed painters with a working foreman present on site daily.
Low-Disruption Planning
For occupied homes, work can be planned room by room or area by area to reduce disruption where practical.
Insured and Accountable
Painters Cape Town is covered by Public Liability Insurance through OUTsurance and is not a lead-generation painting company.
Preparation-First
Damp, cracks, rust, chalking, mould, peeling paint and poor adhesion are addressed before final coats are applied.
Properly prepared residential paintwork can maintain its integrity for approximately 8 to 10 years where underlying defects are resolved first.
Professional Residential Painters in Cape Town
Painters Cape Town provides professional residential painting for homes, apartments, townhouses, sectional-title units, rental properties, pre-sale homes, renovated homes, high-value residences, estate homes, coastal properties, older character homes, garages, boundary walls and residential outbuildings across Cape Town and selected surrounding regions.
With 27 years of painting and surface-preparation experience, full-time employed painters, working-foreman supervision and written diagnostic reports, our residential work is based on inspecting and preparing the home before the finishing coats are applied.
Residential painting is the complete home-painting service on this website. Our Interior Painters Cape Town page focuses on walls, ceilings, rooms, doors, frames, cornices and interior timber. Our Exterior Painters Cape Town page focuses on façades, outside walls, boundary walls, parapets, timber and metalwork. Our Roof Painters Cape Town page focuses on suitable roof-coating systems, while our Damp Proofing Cape Town page addresses moisture-related preparation before repainting.
This residential page brings the whole home together.
A home repaint is rarely only about changing colour. A residential property can contain plastered walls, ceilings, cornices, tiled roofs, timber, steel, aluminium, boundary walls, windowsills, parapets, bathrooms, kitchens and damp-prone surfaces — each requiring different preparation.
Every residential painting quotation from Painters Cape Town includes written observations of relevant defects and a clear scope of work before the project begins.
Why Cape Town Homes Need More Than a Standard Repaint
Cape Town homes face strong UV, winter rainfall, the South Easter, coastal salt, mountain shade, mould, damp, cracked plaster, old paint systems, boundary-wall moisture and roof-related defects.
A repaint that ignores these conditions may look good initially while the original cause of failure remains underneath.
Proper residential painting therefore begins with the condition of the home rather than the colour chart.
- Damp and moisture-entry routes should be considered before repainting affected walls.
- Cracks should be assessed and repaired appropriately.
- Chalking and unstable old coatings need to be removed or stabilised.
- Mould and biological growth need treatment before coating.
- Rust requires appropriate metal preparation and priming.
- Failed sealants and movement joints may require attention.
- Roof defects should be distinguished from roof coating.
- Timber requires different preparation from plaster or masonry.
- Bathrooms, kitchens and high-use rooms need finishes appropriate to their conditions.
What We Inspect Before Quoting
A residential painting quotation should explain more than square metres and paint quantities.
- Damp patches, blistering, peeling and mould.
- Interior and exterior cracks.
- Failed plaster and previous repairs.
- Chalky and poorly adhered coatings.
- Window and door perimeter seals.
- Expansion and movement joints.
- Windowsills, parapets and horizontal surfaces.
- Boundary and garden-wall moisture.
- Rust on gates, burglar bars, railings and steelwork.
- Weathered timber, fascias and painted joinery.
- Bathroom and kitchen humidity.
- Ceiling stains and evidence of previous water entry.
- Roof condition where roof painting forms part of the proposed project.
- Access, scaffolding and working-height requirements.
- Furniture, floor, paving, pool and garden protection.

Full Home Repainting
A full home repaint can coordinate interiors, exteriors, roofs, boundary walls, timber, metalwork and damp-related preparation into one planned residential project.
This is particularly useful when a property reaches the end of a maintenance cycle, has recently been renovated or needs comprehensive preparation before occupation or sale.
Roof Painting for Homes
Suitable tiled, cement-tile, concrete-tile and metal roofs can form part of residential maintenance where the roof surface is appropriate for coating.
Roof painting is a protective coating process and does not repair active structural leaks.
Visit our Roof Painters Cape Town page for the full roof preparation process.
Damp-Related Repairs Before Painting
Peeling walls, mould, stains and blistered coatings can be symptoms of moisture entering from another part of the building.
Paint cannot permanently solve continuing water entry. See our Damp Proofing Cape Town page for our diagnosis-first approach.
Apartment Painting
Apartment work is planned around lifts, parking, neighbours, building rules, working hours and protection of shared access areas.
Townhouse and Sectional-Title Painting
Private interior and unit-specific areas can be residential work, while common exteriors and shared spaces may fall under body corporate responsibility.
Rental Property Repainting
Rental repainting can include preparation of scuffs, screw holes, minor wall damage, ceilings, rooms and painted joinery together with practical durable finishes suitable for the next occupation.
Pre-Sale Home Painting
A pre-sale repaint can improve presentation and photography, but visible damp, cracking and coating failure should not simply be hidden beneath cosmetic paint before a buyer inspection.
Move-In and Post-Renovation Painting
Empty properties are often easier to paint efficiently before furniture arrives. Renovated homes can additionally require correct preparation and priming of new plaster, repaired surfaces, new timber and other substrates.
High-Value and Luxury Home Painting
High-value properties require detailed protection of flooring, furniture, paving, gardens, pools, glass, stone, architectural finishes and other completed surfaces.
Estate Home Painting
Estate projects can involve access procedures, approved work hours, colour requirements, contractor registration and presentation standards.
For larger managed-property projects, visit our Body Corporate and Estate Painting Cape Town page.
Coastal Home Painting
Coastal homes require preparation that considers salt deposits, rust, biological growth, high UV and repeated exposure to wind and rain.
Boundary Walls, Gates and Exterior Metalwork
Boundary walls can receive moisture from soil, irrigation, rain and the reverse face of the structure. Metalwork requires corrosion preparation and compatible primers before topcoating.
Residential Painting by Property Type
Freestanding and Family Homes
Freestanding homes can involve interior rooms, multiple exterior elevations, roofs, garages, boundary walls, gardens and outbuildings. A complete inspection helps determine the correct sequence of work.
Occupied Homes
Most residential repainting takes place while people continue living in the property. Work can be phased room by room where practical, with furniture and floors protected and working areas cleaned daily.
Apartments and Townhouses
Building rules, shared entrances, parking, neighbours and body corporate requirements are considered before painting starts.
Rental and Investment Properties
Residential painting can help landlords maintain the property between tenants while addressing deterioration rather than repeatedly hiding it with quick cosmetic coatings.
Estate and High-Value Homes
Premium residential properties require additional attention to site protection, clean detailing, consistent coating systems and daily supervision.
Older Character Homes
Older homes can contain accumulated paint systems, aged plaster, timber details and previous repairs requiring coating-compatibility assessment before repainting.
Selected Residential Painting Projects in Cape Town
These documented private-home projects demonstrate why residential painting is broader than either interior or exterior work alone. The examples cover estate-home restoration, occupied-home interiors, damp-related coating failure and a combined exterior-and-roof repaint.
Kanonberg Lifestyle Estate, Bellville — High-Value Estate Home Exterior Restoration
A March 2026 project at a double-storey private home in Kanonberg Lifestyle Estate involved weathered exterior coatings together with cracks, movement joints, failed perimeter sealing and vulnerable parapet and windowsill surfaces.
Relative masonry moisture readings on inspected areas ranged from 17% to 20%.
The project demonstrates the value of assessing a residential exterior as a building envelope rather than treating every discoloured or peeling area as an isolated paint defect.
Kenilworth — Full Interior Repaint of an Occupied Home
A private Kenilworth home completed from 18 to 28 May 2026 required a full interior repaint of ceilings, cornices and walls together with fine and wider crack repairs, flexible treatment of opened cornice junctions and preparation of damp-affected areas.
The project also included previously painted doors, frames and skirting. Furniture, floors and adjoining finishes were protected while the work was organised so that the occupied home remained manageable during preparation and painting.
This is a good example of residential painting where protection, access and sequencing were just as important as the paint itself.
Graanendal Estate, Durbanville — Interior Paint Failure and Exterior Moisture Repairs
At Graanendal Estate, interior peeling, powdery coatings and raised blisters could not be treated as an ordinary decorative repaint.
Protimeter readings ranged from 17.6% to 21.3%. The assessment also identified exterior cracks, deteriorating window sealing and vulnerable windowsill surfaces that could contribute to water entering the wall system.
The project therefore coordinated relevant exterior preparation with the interior repaint rather than applying another coat only to the visible interior damage.

Vierlanden, Durbanville — Whole-Property Exterior and Tiled-Roof Painting
A documented 2026 Vierlanden project combined exterior repainting with tiled-roof painting and preparation of several additional residential substrates.
Moisture readings ranged from 12.5% to 16.7%. The project also involved cracks, failed sealing, unsealed expansion joints, horizontal waterproofing, weathered timber, metalwork and tiled-roof preparation.
The tiled roof was cleaned and treated where required before two coats of Dulux Roofguard were applied, while exterior walls, timber and metalwork received the coating systems specified for those individual substrates.
This is the clearest example in our current project library of a residential maintenance project bringing multiple parts of the property together.

These are selected examples rather than every home we paint. As additional Cape Town regional clusters are developed, we can selectively add or replace projects where they demonstrate a different residential property type or technical condition.
Our Residential Painting Process
1. Property Inspection
We inspect the relevant interior, exterior, roof, timber, metal and moisture-affected surfaces included in the proposed scope.
2. Written Diagnostic Report and Scope
Visible defects, preparation requirements, included surfaces and proposed coating systems are recorded in writing.
3. Protection and Access Planning
Furniture, floors, paving, plants, pools, glazing and other surrounding finishes are protected where required. Access for high walls, roofs and difficult surfaces is planned.
4. Preparation and Repairs
Depending on the property, preparation can include cleaning, scraping, sanding, crack repairs, sealing, mould treatment, damp-related preparation, plaster repairs, rust preparation, timber preparation and waterproofing of included surfaces.
5. Substrate-Specific Priming and Painting
The appropriate primers and finishing systems are selected according to the condition and type of each surface.
6. Working-Foreman Supervision and Handover
The project is supervised while work progresses, with daily site organisation and final inspection before handover.

Residential vs Commercial vs Body Corporate Painting
Residential painting primarily covers private homes, apartments, townhouses, rental properties and individual estate homes.
Commercial Painting Cape Town focuses on business properties and operational requirements.
Body Corporate and Estate Painting Cape Town focuses on shared and managed buildings, complexes and larger coordinated schemes.

Where damp, cracking, rust, contamination, poor adhesion and other relevant defects are corrected first and surfaces are properly prepared, residential paintwork can maintain its integrity for approximately 8 to 10 years in suitable conditions.
Roof coating has separate performance considerations, while active damp, roof leaks, structural movement and continuing moisture can carry limitations that paint alone cannot correct.

Residential Painters Cape Town FAQs
What should be checked before repainting a home in Cape Town?
Before painting, the home should be checked for damp, cracks, failed plaster, mould, rust, chalking, peeling paint, poor adhesion, roof defects, boundary wall moisture and surface preparation requirements. These items are included in our written diagnostic report.
Can you paint an occupied home without major disruption?
Yes. Most residential painting is done in occupied homes. We protect furniture and floors, work room by room where practical, use low-odour systems where suitable and clean up daily. We keep disruption as low as practical and agree the plan before starting.
Do you paint both inside and outside of homes?
Yes. Residential painting can include interior painting, exterior painting, roof painting, boundary walls, gates, trims, doors, skirting, metalwork and damp-related preparation before repainting.
How do you protect furniture, floors, gardens and paving?
Before work starts, furniture, floors, paving, plants, pools, windows, outdoor furniture and surrounding surfaces are protected where required. Daily clean-up and site protection form part of our normal working process.
Should damp or mould be repaired before painting a house?
Yes. Paint does not fix damp, and painting over mould can allow it to return. The moisture source should be identified, the mould treated, the surface allowed to dry and the correct primer applied before repainting.
How often should a Cape Town home be repainted?
Where surfaces are properly prepared and defects are corrected, residential paintwork can maintain its integrity for approximately 8 to 10 years in suitable conditions. Coastal, high-UV, wind-facing, damp-prone or high-traffic areas may need attention sooner.
What paint is best for coastal homes?
Coastal homes need salt-aware preparation, UV-resistant exterior systems, mould resistance where needed and rust treatment on metalwork. The correct coating depends on the surface, exposure and condition of the home.
Can you repaint a rental property between tenants?
Yes. We repaint rental properties between tenants, including walls, ceilings, scuffed passages, tenant damage, screw holes, stained areas, trims and practical durable finishes for the next occupation.
Can you paint a home before it is listed for sale?
Yes. Pre-sale painting helps a home present and photograph well. We focus on neat, durable, honest repainting and identify visible defects that should be corrected rather than hidden.
Do you paint apartments and townhouses?
Yes. We paint apartments and townhouses, planning around lifts, parking, neighbours, building rules, working hours and body corporate requirements. Shared exterior areas may fall under body corporate painting.
Do you paint roofs, boundary walls, gates and trims?
Yes. Residential painting can include suitable roof surfaces, boundary walls, parapets, gates, railings, burglar bars, timber trims, doors, skirting and metalwork. Each surface needs suitable preparation and primer.
How do you deal with cracks, peeling paint and chalking?
Cracks are assessed and repaired before painting. Peeling paint is scraped back to a sound surface. Chalky exterior paint is washed or stabilised so new paint can bond properly.
Can roof leaks cause interior paint failure?
Yes. Roof leaks, failed flashings, blocked gutters and roof-to-wall defects can cause ceiling stains and damp upper walls. The leak must be repaired before interior stain blocking and repainting.
Are you insured?
Yes. Painters Cape Town is fully covered by Public Liability Insurance through OUTsurance.
Will subcontractors do the work?
No. All work is completed by our full-time employed painters, never subcontractors. A working foreman is present on site daily.
How long should properly prepared residential paintwork last?
Subject to the prior resolution of existing defects — including moisture ingress, cracking, rust, contamination or poor adhesion — and adequate surface preparation, residential paintwork can be expected to maintain its integrity for 8 to 10 years in suitable conditions.
How do I request a residential painting quote?
