The three projects below demonstrate why visible damp-related paint failure cannot be treated as one single problem. Each property required a different assessment of moisture, cracks, sealing, horizontal surfaces and substrate condition.
Graanendal Estate, Durbanville — Interior Failure Linked to Exterior Water Entry
At a documented Graanendal Estate project, Protimeter readings ranged from 17.6% to 21.3%. Several interior wall areas showed peeling, blistering, chalking and weakened coatings.
The inspection also identified exterior cracks close to windows, deteriorating window sealant and hairline-cracked windowsills that had not been adequately waterproofed. This meant the visible interior paint failure had to be considered together with exterior water-entry routes.
Exterior repairs and preparation were coordinated with the interior work. Loose interior coatings were removed, specified damp-affected areas received Dulux Dampshield preparation and the prepared interior plaster was repainted.
D’Landen Estate, Durbanville — High Moisture, Cracks and Boundary-Wall Limitations
The D’Landen Estate inspection recorded Protimeter readings from 19.7% to 35.9%. The property also showed map cracking, vertical and horizontal cracks, failed window and door sealing, unsealed expansion joints, powdery areas and exposed horizontal surfaces requiring waterproofing.
The project is particularly useful because it demonstrates an important limitation of damp-related coating work: some boundary and foundation walls remained exposed to continuing moisture from behind or below where no effective damp barrier separated the masonry from the moisture source.
Those conditions were documented rather than concealed behind a guarantee that paint alone could permanently stop the moisture.

Kanonberg Lifestyle Estate, Bellville — Exterior Moisture Stress and Failed Sealing
A March 2026 exterior project in Kanonberg Lifestyle Estate recorded relative masonry moisture readings from 17% to 20% on inspected areas.
Weathered coatings, cracks, unsealed movement joints, failed window and door perimeter seals and vulnerable horizontal parapet and windowsill surfaces were assessed as part of the exterior restoration.
The project demonstrates why damp-related discolouration should not automatically be labelled as one type of damp. The visible distribution and surrounding building details need to be considered before preparation and coating.
