Exterior and Roof Painting at Mellow Wood Estate, Constantia
This documented March 2026 project was completed at a private home in Mellow Wood Estate, Constantia.
The homeowner contacted Painters Cape Town after being referred by another client whose property we had previously painted.
That referral matters because it represents a different kind of evidence from generic marketing testimonials: one completed client relationship led directly to another homeowner entrusting us with a substantial estate repaint.
The scope was also far wider than the earlier Constantia page suggested. It included the tiled roof, main exterior walls, garden and boundary walls, varnished timber, Nutec soffits, steelwork, waterproofing and moisture-related preparation.
11.3%–25.4% Recorded Readings
Readings varied from 11.3% to 25.4%.
The highest recorded values occurred on boundary-wall areas.
This immediately showed why the property could not sensibly be treated as one uniform exterior substrate.
The main house and boundary walls were exposed to different moisture routes and therefore required different coating expectations.
What the Inspection Found
The exterior inspection identified map cracking, other vertical and horizontal cracks, early failure of some window and door seals, moisture-related discolouration, horizontal waterproofing that had aged and needed renewal, deteriorated expansion-joint material and mould staining on selected soffits.
The inspection also recorded continuing moisture limitations on some boundary and lower wall areas where water could migrate from soil, irrigation, backfilled conditions or the reverse side of the masonry.
The Tiled Roof Was a Genuine Part of the Project
The roof should never have disappeared from the earlier Constantia project summary.
Roof tiles were explicitly included in the original exterior scope.
The preparation specification called for suitable roof and wall surfaces to be cleaned before coating, with biological contamination treated where present.
After preparation, the tiled roof received the documented two-coat Prominent Paints charcoal roof finish.
This provides genuine local Constantia roof-painting evidence rather than merely saying that Painters Cape Town offers roof painting.
Why Roof Painting Still Starts with Inspection
A coating protects a suitable roof surface but does not replace maintenance of broken components, failed flashing, roof-to-wall junctions, drainage or other active water-entry defects.
Cleaning and coating are therefore only one part of responsible roof maintenance.
Horizontal Waterproofing Was Due for Maintenance
The existing waterproofing on relevant horizontal surfaces had been completed some years earlier and was due for renewal.
Parapets, windowsills and wall tops receive direct rain exposure and can allow water into surrounding masonry through cracks or porous areas.
The specification therefore included renewed Dulux Rainshield treatment on applicable prepared surfaces before the exterior repaint was completed.
Map Cracking, Hairline Cracks and Wider Plaster Defects
The project contained several types of cracking and they were not treated with one generic filler.
Fine cracks received suitable sealing and flexible waterproof preparation.
Areas of broader map or spider-web cracking received wider flexible protection after primer preparation.
Larger plaster cracks were opened where necessary, cleaned and repaired with compatible masonry products before being protected and repainted.
Expansion Joints Needed Flexible Sealing
Deteriorated expansion-joint material was renewed where required.
This was important because a movement joint is deliberately designed to accommodate movement and should not simply be bridged with rigid plaster repair.
Windows, Doors and Exterior Fittings
Selected window and door perimeter seals were already beginning to fail.
Where necessary, deteriorated sealant was removed and replaced with compatible flexible sealing.
Exterior fittings and penetrations were also sealed where they represented potential paths for moisture entry.
Boundary Walls Had the Highest Readings
The highest recorded project reading of 25.4% occurred on boundary-wall areas.
This is important because it demonstrates why a boundary wall should not automatically receive the same performance expectations as the main building.
Water can reach these walls from irrigation, wet soil, ground contact, planted beds, cracked wall tops or the opposite face.
A suitable coating system can protect the prepared visible face, but it cannot create missing damp-proofing behind or beneath the masonry.
Varnished Timber Was a Major Part of the Property
The project included varnished fascia boards, pergola or carport rafters, wooden garage doors, windows and doors.
Existing varnish was lightly sanded with a scouring pad or fine-grit abrasive to remove surface sheen and create a suitable key.
Once the timber was clean, dry and sound, the specified Dulux Woodgard varnish system was applied.
This is very different from preparing an ordinary painted plaster wall.
Nutec Soffits
Nutec fascia and soffit surfaces received their own preparation.
Loose or unstable coating was removed, surfaces were sanded and mould treatment carried out where necessary before the compatible finishing system was applied.
Exterior Steelwork
Steel balustrades and railings were cleaned and sanded to remove loose coating and prepare sound edges.
Bare steel received rust-primer preparation before the finishing system.
Different Surfaces, Different Coating Systems
The Mellow Wood project is particularly useful because it contained so many different substrate types within one property.
The recorded finishing systems included Dulux WallClad on applicable main-building masonry, Dulux Weatherguard Ultra Smooth on specified boundary walls, Dulux Woodgard on varnished timber, Dulux Pearlglo Water Based on steelwork, Dulux Roofguard on specified Nutec surfaces and Prominent Paints roof coating on the prepared roof tiles.
The importance is not the product list itself. The importance is that roof tile, plaster, damp-affected masonry, timber, Nutec and steel were not treated as though they were the same surface.

Mellow Wood documents something quite different from Silverhurst.
This was not a hidden-substrate investigation. It was a broad multi-substrate property-maintenance project where roof tiles, plaster, high-moisture boundary walls, varnished timber, Nutec, steelwork, joints and horizontal waterproofing all had to be coordinated.
It also provides genuine referral evidence and genuine Constantia roof-painting evidence.
