Waterproofing Bellville

Waterproofing Bellville Homes Before Repainting

Exterior paint failure often starts with a small building-envelope defect rather than with the paint itself. Cracked parapets, exposed windowsills, boundary-wall tops, failed sealants, movement joints and untreated horizontal surfaces can all allow moisture into masonry.

Our waterproofing approach is therefore preparation-led: repair the defect first, then apply the appropriate waterproofing or damp-resistant coating system before repainting.

Typical Bellville Waterproofing Areas

  • Parapet wall tops
  • Exterior windowsills
  • Boundary and garden-wall tops
  • Cracked horizontal masonry
  • Window and door perimeter seals
  • Expansion and movement joints
  • Selected damp-affected masonry
  • Roof details requiring repair before coating

Waterproofing Is Part of the Preparation System

We do not treat waterproofing as a quick coat applied over cracks. The substrate, water-entry route, crack type, joints, sealants and continuing moisture conditions are considered before the coating system is specified.

Cracks Repaired First

Hairline cracking, wider plaster cracks and movement joints are treated according to their type before waterproofing or repainting.

Two Rainshield Coats

Where specified, suitable horizontal masonry receives two coats of Dulux Rainshield, with the second coat applied perpendicular to the first.

Windowsills & Parapets

These upward-facing surfaces receive direct rainfall and deserve separate inspection from vertical wall areas.

Boundary-Wall Tops

Horizontal tops can be waterproofed, but coatings cannot permanently stop moisture migrating into the wall from soil or the reverse side.

Flexible Joint Sealing

Failed window, door and expansion-joint sealants are treated with appropriate flexible polyurethane where included in the scope.

Moisture Readings in Context

Meter readings help describe the condition of selected areas but do not by themselves identify the moisture source.

27 Years of Experience

Our specifications are supported by 27 years of painting and surface-preparation experience.

Waterproofing Before Painting in Bellville

Waterproofing and exterior painting should not be treated as two unrelated jobs.

Where rainwater enters through cracks, windowsills, parapets, failed seals, movement joints or exposed wall tops, applying another decorative topcoat without treating the vulnerable detail can allow the same failure to return.

Our Bellville exterior painting specifications therefore identify relevant water-entry risks during the preparation stage and include appropriate waterproofing, sealing or damp-related preparation where required.

Why Horizontal Surfaces Need Special Attention

Rain behaves differently on horizontal masonry than on a vertical wall.

A vertical façade sheds much of the rainfall down the surface. A parapet top, windowsill or boundary-wall coping receives rain directly and may hold water for longer.

Small cracks or deteriorated waterproofing on these upward-facing surfaces can therefore become important routes for moisture ingress.

The visible paint failure may eventually appear below the actual point where the water entered.

Dulux Rainshield on Parapets, Windowsills and Boundary-Wall Tops

Our written exterior specifications identify suitable horizontal masonry such as:

  • parapet wall tops;
  • exterior windowsills;
  • horizontal toppings of garden walls; and
  • horizontal tops of boundary walls.

Once cracks and defects within the scope have been properly prepared, these surfaces can receive the specified waterproof coating system.

Where Dulux Rainshield is specified, we apply two coats.

The second coat is applied perpendicular to the first so that the coating is worked across the surface in the opposite direction and consistent coverage is achieved.

This waterproofing preparation is completed before the surrounding decorative exterior coating system is finished.

Waterproofing Does Not Mean Painting Over Cracks

A waterproof coating cannot compensate for inappropriate crack preparation.

The repair method depends on the size and behaviour of the defect.

Our written specifications distinguish between hairline cracks, wider plaster cracks, map cracking and movement joints rather than treating them all in the same way.

Hairline Cracks Up to Approximately 1 mm

Hairline cracks require a different preparation method from wider plaster failures.

Our documented specification includes applying an alkali-resistant sealer into the crack before working Dulux Rainshield into the hairline crack with a stiff brush to help fill and bridge the defect.

Where a wall contains multiple spiderweb or map-type cracks, the affected surface can require a broader flexible waterproof coating treatment rather than treating only one isolated line.

Plaster Cracks of Approximately 1-5 mm

Suitable wider plaster cracks require more substantial preparation.

The specified process includes:

  • opening the crack into a suitable V-shaped joint;
  • brushing and cleaning the opened crack;
  • repairing suitable shallow defects with compatible masonry patching material;
  • sanding the repair smooth once ready;
  • removing preparation dust; and
  • applying the specified flexible Rainshield waterproofing treatment over the repaired zone.

Two Rainshield coats are applied over the repaired area where specified, with the second coat crossing the direction of the first.

This prevents a 3 mm or 4 mm plaster defect from being treated as though it were merely a fine surface hairline.

Map and Spiderweb Cracking

Map cracking creates a network of many fine cracks across the surface.

Even though each individual line may appear small, the combined cracked area can provide multiple paths for rainwater and moisture.

Where specified, affected areas receive suitable priming followed by the flexible Rainshield preparation system before decorative topcoating.

Expansion Joints Are Not Ordinary Plaster Cracks

Expansion and movement joints are intended to accommodate movement.

They should therefore not simply be packed with rigid plaster filler and painted over.

Our Bellville exterior specifications include inspection of existing expansion joints and removal of deteriorated sealant where required.

The relevant joints can then be resealed with a single-pack flexible polyurethane sealant before the surrounding coating system is completed.

The same principle applies wherever the building detail is expected to continue moving.

Window and Door Perimeter Sealing

Failed seals around windows and doors are common routes for rainwater entry.

The paint failure may appear some distance below the failed seal because water can migrate through or behind the surrounding masonry before becoming visible.

Where included in the project scope, deteriorated perimeter sealant is removed or prepared and the affected junction is resealed with suitable flexible polyurethane.

Exterior penetrations such as selected wall fittings can also require sealing where gaps may allow moisture into the wall.

The same Kanonberg exterior area after repairs, preparation and repainting.

Our documented March 2026 Kanonberg Lifestyle Estate project is particularly relevant to waterproofing in Bellville.

The inspection recorded relative masonry moisture readings between 17% and 20% on selected areas.

More importantly, the physical inspection identified several possible routes for water entry:

  • map and spiderweb cracking;
  • larger plaster cracks;
  • failed window and door sealants;
  • unsealed expansion joints;
  • vulnerable windowsills;
  • parapets and other horizontal surfaces;
  • powdery exterior surfaces; and
  • moisture-related discolouration and coating deterioration.

The resulting preparation scope therefore combined crack repairs, flexible sealing, horizontal-surface waterproofing, damp-related preparation and exterior repainting rather than relying on one product to solve every symptom.

Alkali Attack and Moisture Below Horizontal Surfaces

Moisture moving through cementitious masonry can carry alkaline salts and contribute to discolouration and deterioration of the paint film.

This can become particularly visible beneath windowsills, parapets and other horizontal masonry where rainwater has been allowed to enter through small cracks or unprotected surfaces.

The correct remedial approach may therefore involve several stages:

  • identify and repair the crack or water-entry point;
  • waterproof the relevant exposed surface;
  • prepare moisture-affected wall areas;
  • prime where required; and
  • apply the specified exterior coating system.

Dulux Dampshield and Moisture-Affected Masonry

Dulux Dampshield can form part of the preparation system on suitable moisture-affected masonry where specified.

It is not used as a substitute for repairing cracks, failed sealants, defective waterproofing or other active routes of water entry.

Where the written specification requires it, prepared damp-affected areas receive the appropriate Dampshield treatment before compatible finishing coatings are applied.

A moisture reading is only one part of that decision. The building detail and possible water source must also be considered.

Welgemoed – Why Internal Water Symptoms Still Need Source Identification

Our documented Welgemoed interior project provides another useful example.

Protimeter readings ranged from 8.2% to 16.7%. The inspection also identified peeling and discoloured wall paint, failing bathroom sealant and a brown water stain on a bathroom ceiling.

Those symptoms did not automatically prove one single moisture source.

A bathroom perimeter seal, historic roof or plumbing leak, wall defect and other building conditions require different repairs.

This is why internal damp-related paint failure should not automatically result in a waterproof coating being applied without first considering where the moisture originated.

Boundary Walls – Waterproof the Top, But Understand the Limitation

Boundary and garden walls deserve particular attention because they are frequently exposed to moisture from more than one direction.

The horizontal top of a boundary or garden wall can be waterproofed where appropriate. After suitable crack preparation, two coats of Dulux Rainshield can be applied to the exposed top where included in the specification.

However, waterproofing the top does not necessarily solve moisture entering the wall from:

  • soil;
  • irrigation;
  • raised flower beds;
  • backfilled ground;
  • poor drainage;
  • the reverse side of the wall; or
  • below the wall where no effective damp-proof barrier exists.

This distinction is extremely important.

A coating can protect the surface to which it is applied, but it cannot permanently stop moisture that continues entering the masonry from behind or below.

Why Boundary-Wall Warranties Can Be Limited

Main-building walls and boundary walls do not always have the same moisture protection.

Where continuing ground or reverse-side moisture is present, discolouration, bubbling or peeling can recur even when the visible face has been professionally prepared and coated.

For this reason, supplier and contractor warranty conditions can exclude moisture-related failure on boundary walls where the source of moisture cannot be stopped by the coating system.

This is an honest technical limitation rather than an indication that preparation should be omitted.

Foundation Walls and Backfilled Areas

Foundation-level walls below expansion joints or weep-hole levels can also be affected by continuing moisture from the backfilled side of the structure.

Dampshield and suitable coating preparation may improve the treated surface, but they cannot create a missing damp-proof barrier behind the wall.

Where continuing moisture migration is expected, this limitation should be recorded clearly in the quotation before work starts.

Waterproofing Around Roofs

Roof painting and roof waterproofing are related but not identical.

Our Bellville roof evidence includes a cement-tile roof in Protea Valley and an IBR metal roof in Welgedacht.

Depending on the roof type, preparation can include:

  • replacement of damaged tiles;
  • inspection of roof screws and fasteners;
  • local waterproofing repairs;
  • corrosion treatment;
  • cleaning and fungal treatment;
  • appropriate primers; and
  • protective roof coatings.

But roof paint does not repair an active roof leak.

Defective flashings, broken components, failed membranes and other active water-entry defects must be repaired separately.

See our Roof Painting Bellville page for both documented Bellville roof systems.

Why the Water Entry Point May Be Above the Paint Failure

Water can enter through an exposed sill, parapet, crack or failed joint and migrate through masonry before becoming visible.

That means the bubbling or discolouration seen lower down on a wall may not be located directly over the original defect.

This is one reason successful waterproofing starts with inspection of the surrounding building envelope rather than only repairing the damaged paint film.

Our Bellville Waterproofing Preparation Process

1. Inspect the Moisture Symptoms

We record where paint is peeling, bubbling, stained, powdery or otherwise deteriorating.

2. Look for Water-Entry Routes

Cracks, parapets, windowsills, joints, seals, rooflines, wall tops and other building details are considered.

3. Repair Cracks According to Their Type

Hairline cracks, wider plaster cracks, map cracking and movement joints receive different treatment.

4. Reseal Flexible Junctions

Failed window, door and movement-joint sealants are renewed where required using the specified flexible sealing system.

5. Waterproof Suitable Horizontal Surfaces

Where specified, parapets, windowsills and tops of boundary or garden walls receive two coats of Dulux Rainshield, with the second coat applied perpendicular to the first.

6. Treat Moisture-Affected Wall Areas

Dampshield or other appropriate preparation can be included where the substrate condition and written specification require it.

7. Apply the Decorative Exterior Coating System

Once the underlying preparation is complete and suitable for coating, the specified primer and exterior finishing system is applied.

Waterproofing vs Damp Proofing

The two terms are often used interchangeably, but they can refer to different parts of the preparation problem.

Waterproofing generally deals with preventing liquid water entering through exposed building details such as horizontal surfaces, cracks and joints.

Damp-related preparation deals with masonry already showing elevated moisture or coating deterioration associated with moisture.

A successful remedial project may require both.

Waterproofing vs Painting

Decorative paint provides weather protection, colour and a finished appearance, but it should not be expected to replace dedicated waterproofing preparation.

Where vulnerable horizontal surfaces or cracks are present, the underlying detail should first receive the appropriate remedial treatment before the decorative exterior paint is relied upon.

How Much Does Waterproofing in Bellville Cost?

There is no honest universal price because the scope depends on what is actually failing.

Cost can be affected by:

  • number and size of cracks;
  • extent of horizontal waterproofing;
  • parapet length;
  • number of windowsills;
  • boundary-wall length;
  • sealant replacement;
  • access and height;
  • damaged plaster;
  • damp-related preparation;
  • roof defects; and
  • the coating specification required after waterproofing.

Waterproofing Premium Bellville Homes

Large homes in Welgemoed, Kanonberg, Welgedacht and Protea Valley may contain extensive parapets, substantial rooflines, balconies, windowsills, landscaped boundary walls and multiple building junctions.

Our Premium Home & Estate Painting Bellville page explains how those details influence the wider repainting project.

Request a Bellville Waterproofing and Painting Inspection

If exterior paint is peeling below windowsills, parapets, boundary-wall tops or other exposed masonry, simply repainting the visible damage may not solve the underlying problem.

We can inspect the relevant surfaces, identify visible defects, define the preparation required and provide a written quotation for the waterproofing and painting work within our scope.

Waterproofing Bellville FAQs

Which horizontal surfaces do you waterproof?

Where appropriate and included in the written scope, horizontal masonry can include parapet tops, exterior windowsills and the horizontal tops of boundary or garden walls.

How many coats of Dulux Rainshield do you apply?

Where the Rainshield waterproofing system is specified, two coats are applied to the prepared surface, with the second coat applied perpendicular to the first.

Do cracks get repaired before Rainshield is applied?

Yes. Crack preparation is completed first. Hairline cracks, wider plaster cracks, map cracking and movement joints require different preparation methods.

How do you repair hairline cracks?

Our written specifications for suitable hairline cracks up to approximately 1 mm include alkali-resistant sealing followed by Dulux Rainshield worked into the crack with a stiff brush to help fill and bridge it.

How do you repair cracks between approximately 1 and 5 mm?

Suitable wider plaster cracks are opened into a V-shaped joint, cleaned and repaired with compatible masonry patching material. Once prepared and smooth, the specified flexible Rainshield treatment is applied over the repaired area.

What is map or spiderweb cracking?

Map cracking is a network of multiple fine cracks across a plastered surface. Where specified, the affected area receives suitable preparation and a broader flexible Rainshield treatment rather than only filling one isolated crack.

Do you waterproof windowsills?

Yes, suitable exposed masonry windowsills can be included because they receive direct rainfall and can allow moisture into the wall when cracks or waterproofing fail.

Do you waterproof parapet walls?

The horizontal top of a suitable parapet can receive the specified Rainshield waterproofing treatment after cracks and defects have been prepared.

Do you waterproof boundary walls?

The horizontal top of a boundary or garden wall can be waterproofed where appropriate. This does not permanently stop moisture that continues entering the wall from soil, irrigation, backfill, the reverse side or below the wall.

Why can boundary-wall paint still peel after waterproofing the top?

Boundary walls may have continuing moisture moving through the masonry from below or behind. Waterproofing the top helps protect that exposed surface but cannot create a missing damp-proof barrier elsewhere in the wall.

Are boundary walls covered by the same warranty as main-building walls?

Not necessarily. Moisture-related coating failure caused by continuing ground or reverse-side moisture can be excluded from supplier or contractor warranty conditions.

Do you reseal windows and doors?

Where included in the scope, deteriorated sealant around windows and doors can be removed or prepared and renewed with suitable flexible polyurethane sealant.

Do you reseal expansion joints?

Yes, where required. Expansion joints are movement points and should normally receive an appropriate flexible seal rather than rigid plaster filler.

Does Dulux Dampshield stop all moisture?

No. Dampshield can form part of a suitable system on moisture-affected masonry, but it cannot permanently stop an active leak, structural defect, continuing ground moisture or water entering through an untreated route.

Does roof paint waterproof an actively leaking roof?

No. Roof coating protects a suitable prepared roof surface. Broken roofing, defective flashing and active leaks require separate repair.

Does a moisture reading prove rising damp?

No. A moisture reading records the condition of the tested area but does not by itself determine the source of the moisture.

Do you use subcontracted waterproofing and painting teams?

No. Our painting and preparation work is completed by our full-time employed painters under working-foreman supervision.
