Inspection found fine and larger cracks, opened cornice joints, damaged painted woodwork and several damp-related coating defects.

Tracing the Damp to Failed Exterior Window Sealant

The affected wall was not treated as an isolated interior defect.

Inspection identified failed exterior window-frame sealant as an accessible route for penetrating rainwater.

The old sealant was raked out and replaced using Soudal single-component polyurethane sealant before the damaged interior coating was repaired.

A Small Bubble Revealed Much More Failed Paint

When one paint bubble was opened, a substantially larger area of poorly bonded coating separated from the wall.

This indicated that moisture and loss of adhesion extended beyond the first visible blister.

Loose and weak coating therefore had to be removed until a sound edge was reached.

Moisture and Alkali-Related Preparation

Moisture moving through cementitious material can contribute to alkaline attack, powdering, discolouration, bubbling and loss of adhesion.

Specified affected areas received appropriate bonding treatment and Dulux Pre-Paint Dampshield after the accessible external water-entry point had been repaired.

Failed window-frame sealant was removed and replaced with Soudal single-component polyurethane sealant.

Included expansion joints were cleaned and sealed with a suitable flexible system.

Windowsills and Boundary-Wall Tops

Cracked upward-facing windowsills and wall-top areas received flexible waterproofing treatment because horizontal masonry receives direct rain and can transfer moisture into the wall below.

Crack and Damp Preparation

Fine and wider cracks were repaired according to their condition.

Specified damp-affected areas received compatible bonding treatment and Dulux Pre-Paint Dampshield with appropriate preparation and drying time.

Fascia-Board Restoration

Loose coating was sanded away from fascia boards and the remaining edges feathered.

Exposed timber received Dulux Wood Primer where required, followed by Dulux Universal Undercoat and Dulux Pearlglo Waterbased.

Separate Wall Coating Systems

The prepared main building walls received two coats of Dulux Weathershield.

The boundary walls received Dulux Weatherguard as recorded for the project.

Boundary walls were not presented as permanently waterproof because moisture can continue entering from soil, the opposite face, missing damp-proof-course protection or defects outside the painting scope.
