Why Wall Preparation Is Essential Before Painting

The performance of a new coating depends on the stability, cleanliness and condition of the surface underneath it.

Even a premium paint cannot compensate for poorly bonded old paint, friable plaster, untreated cracks, unstable repairs, contamination or continuing moisture penetration.

Proper preparation can involve several separate operations:

  • Inspecting cracks, plaster and existing coatings.
  • Assessing moisture symptoms and possible water-entry points.
  • Removing loose or peeling paint.
  • Cleaning chalking, dirt and biological contamination.
  • Preparing hairline and wider plaster cracks.
  • Repairing appropriate damaged plaster.
  • Preparing or replacing failed flexible sealants.
  • Waterproofing vulnerable masonry details where specified.
  • Sanding, cleaning and priming repaired surfaces.
  • Inspecting the completed preparation before applying finishing coats.

The appropriate process depends on the substrate. Interior plastered walls, exterior masonry, cornice junctions, timber, metalwork and roof surfaces do not all require the same preparation system.

Different Types of Wall Cracks Require Different Repairs

Hairline Cracks in Plastered Walls

Hairline cracks are narrow openings in a plastered surface. They may arise from plaster shrinkage, ageing coatings or limited substrate movement.

Where the underlying plaster is sound and the crack is suitable for a coating-based repair, the process may include cleaning, an appropriate sealer or primer, a specified flexible crack treatment and fine filling to restore a uniform surface.

Our Zevenwacht Village interior quotation specified treatment for hairline and approximately 1 mm plaster cracks before repainting.

Wider Plaster Cracks

Wider cracks require assessment of their depth, location and likely cause before a repair material is selected.

The Amandelrug exterior specification distinguished hairline cracks from cracks approximately 1–5 mm wide. Suitable wider cracks were specified for opening, cleaning, masonry patching and waterproofing-related treatment where appropriate.

Not every crack can be permanently repaired using ordinary filler. Cracks that show continuing or substantial movement may require further building assessment.

Map Cracking and Spiderweb Cracks

Map cracking refers to networks of fine cracks that can develop in plaster or existing coating systems.

The Amandelrug and Soneike projects documented this form of deterioration on exterior walls.

Where appropriate, a specified flexible crack-bridging system may be used after the existing substrate has been assessed and prepared.

Simply applying two new coats of decorative paint over widespread map cracking may leave the original defects unresolved.

Movement Cracks and Expansion Joints

Expansion joints and junctions between different building materials are designed or expected to accommodate some movement.

These should not automatically be packed with rigid masonry filler.

Failed sealant at suitable movement joints may require removal, joint cleaning and replacement with a compatible flexible sealant system.

At Zevenwacht Village, the inspection recorded cornice-to-wall gaps associated with movement of Rhinoboard ceilings during windy conditions.

Our quotation specified a suitable flexible polyurethane sealant for the relevant junctions.

Because the underlying movement may continue, no ordinary decorative repair can guarantee that cracks or gaps will never become visible again.

Completed Project Evidence – Amandelrug Exterior Crack Repairs

Our completed Amandelrug exterior painting project, undertaken between 4 and 12 May 2026, is a genuine example of extensive preparation before repainting.

The existing exterior coating was approximately thirteen years old.

The original inspection recorded Protimeter readings from 15 to 21 on the meter’s recorded scale, together with:

  • Map cracking and spiderweb cracks.
  • Cracks in vertical and horizontal masonry surfaces.
  • Cracks affecting windowsills and parapet details.
  • Failed window and door perimeter sealant.
  • Unsealed expansion joints.
  • Weathered and powdery paint.
  • Moisture-related coating discolouration.
  • Selected mould-affected exterior surfaces.

Cracked and deteriorated exterior coating before wall preparation at Amandelrug Kuils River

Before: Exterior cracking and coating deterioration at Amandelrug.

After: Completed Amandelrug exterior preparation and repainting.

The original specification included different repair approaches for hairline cracks, wider plaster cracks and movement joints. Vulnerable horizontal details were assessed for waterproofing rather than simply receiving conventional wall paint.

This distinction is important because a durable exterior coating system depends on addressing the actual defects beneath the finished paint.

Zevenwacht Village – Interior Wall Cracks and Moving Cornices

Our completed Zevenwacht Village Estate interior painting project, undertaken from 8 to 15 July 2026, involved different preparation challenges from the Amandelrug exterior.

Inspection findings included hairline and approximately 1 mm plaster cracks, movement-related gaps between cornices and walls, damaged paint on joinery, localised coating deterioration and possible damp-related defects on two bedroom walls.

Recorded Protimeter readings ranged from 8.5 to 16.7.

After: Completed living and dining interior.

These photographs document different areas of the same completed home rather than an identical-camera-angle comparison.

The original preparation specification distinguished static plaster cracking from ceiling and cornice junctions affected by movement.

Suitable flexible sealing was specified for moving cornice gaps, followed by the appropriate preparation and finishing systems.

Soneike – Wall Preparation Where Moisture and Cracking Are Present

Our Soneike exterior restoration provides another genuine example of why cracks, coating failure and moisture must be considered together.

The inspection documented map cracking, peeling paint, alkali-related discolouration, failed seals and moisture-related wall conditions.

Recorded Protimeter readings ranged from 11.7 to 25.1 on the inspection scale.

Original Soneike Wall Restoration Photographs

Before: Exterior paint deterioration and moisture-related discolouration.

After: Restored painted wall appearance.

The inspection also distinguished conditions affecting foundation and boundary walls where moisture could continue migrating from soil or backfill.

Correct wall preparation includes recognising these limitations. Paint or crack filler cannot replace a missing structural damp-proof course.

Read Damp Proofing Kuils River for more about moisture-related treatments and limitations.

Our Step-by-Step Wall Preparation Process

Step 1 – Inspect the Walls and Existing Coatings

We inspect the relevant surfaces for loose paint, cracking, damaged plaster, staining, biological contamination, chalking and previous unsuccessful repairs.

Where moisture symptoms are present, suitable Protimeter readings can form part of the inspection. Readings must be interpreted together with the building details.

Step 2 – Protect Surrounding Surfaces

Before preparation begins, suitable protection is arranged for floors, furniture, paving, glazing, landscaping, fittings and adjoining finishes.

Step 3 – Clean and Remove Unsound Coatings

Depending on the substrate, cleaning may involve pressure washing, suitable manual washing or other approved preparation methods.

Loose and peeling paint is removed as required. Chalking, dust and biological contamination must be addressed before primers or new coatings are applied.

Step 4 – Assess and Repair Plaster Cracks

Hairline cracks, wider plaster cracks and map cracking are treated according to their nature and the applicable preparation specification.

Repairs may require appropriate sealers, suitable fillers, masonry patching, sanding, priming or specified flexible treatments.

Step 5 – Prepare Failed Sealants and Movement Joints

Failed sealants around windows, doors and suitable movement joints are assessed. Where specified, deteriorated material is removed and replaced using a compatible flexible sealing system.

Rigid filler is not automatically suitable for a moving junction.

Step 6 – Address Relevant Moisture Sources

Cracks and failed seals can allow rainwater to enter adjoining masonry, but moisture may also originate from ground contact, leaks or other building defects.

Where the moisture source is active, appropriate building or waterproofing repairs may be necessary before decorative painting can be expected to perform reliably.

Step 7 – Waterproof Vulnerable Horizontal Details

Parapet tops, windowsills and wall copings may require dedicated waterproofing after cracks, joints and other defects have been assessed.

The Amandelrug quotation specified Dulux Rainshield for appropriate exposed horizontal surfaces.

Read our Waterproofing Kuils River page for the separate waterproofing requirements.

Step 8 – Sand, Clean and Prime Repairs

Suitable repairs are sanded where required, dust is removed and the appropriate primer is applied according to the repaired substrate and finishing system.

Plaster primers, bonding products, stain blockers, damp-related treatments and other specialty primers serve different purposes and should not be treated as interchangeable.

Step 9 – Final Preparation Inspection

Prepared surfaces are reviewed for remaining loose coatings, defects, dust, unsealed areas or missed primer requirements before the finishing coats are applied.

The Difference Between Wall Preparation, Waterproofing and Damp Proofing

These services are connected but should not be confused.

Wall preparation addresses the condition of plaster, existing paint, cracks, damaged surfaces and the substrate before repainting.

Waterproofing addresses suitable rain-exposed surfaces or water-entry details using an appropriate system.

Damp-related preparation considers moisture symptoms, affected masonry, substrate condition and the limitations of coating-based treatment.

For detailed guidance, see Waterproofing Kuils River, Damp Proofing Kuils River and Why Paint Peels & Bubbles in Kuils River.

Wall Preparation Before Interior Painting

Interior wall preparation may involve filling appropriate plaster cracks, sanding previous repairs, treating unsuitable old coatings, protecting floors and furniture, and preparing ceiling or cornice junctions.

Our Zevenwacht Village project is a genuine local example of interior crack preparation and movement-related joints.

Explore Interior Painters Kuils River.

Wall Preparation Before Exterior Painting

Exterior wall preparation may include cleaning, chalk removal, crack repairs, failed-seal replacement, appropriate waterproofing and preparation of existing coatings affected by sunlight and rain.

Our Amandelrug and Soneike projects demonstrate different combinations of these defects.

Preparation for Newer Kuils River Homes and Estates

Newer homes in Haasendal, Zevenwacht, De Kuile and other residential developments may reach their first maintenance repaint with early plaster cracking or weakened original coatings.

Developer-applied coatings should be assessed for adhesion, porosity, chalking and general stability before new paint is applied.

Some managed estates also have contractor access and architectural requirements. See Painting Homes in Kuils River Estates.

Wall Preparation for Established Kuils River Homes

Amandelrug, Soneike and Amandelsig

Established homes may have several previous coating layers, historic repairs, weathered plaster, movement cracks and defective window or door seals.

Our Amandelrug and Soneike evidence illustrates why inspection should precede repainting.

Rouxville, Jagtershof, Highbury and Sarepta

Properties may require preparation of aged coatings, plaster cracks, damaged finishes and relevant masonry details. The actual condition of each property determines the appropriate scope.

Zevenwacht, Haasendal and Managed Developments

Painting projects may involve newer plaster, interior cornice movement, early maintenance cycles and access arrangements. The work should be specified for the actual substrate and the development’s current requirements.

How Much Do Wall Preparation and Crack Repairs Cost?

The cost of wall preparation depends on the quantity and type of defects, surface area, access, condition of previous coatings, required repair materials and whether waterproofing or damp-related preparation is included.

Our original 2026 Kuils River quotations demonstrate how preparation forms part of complete painting projects:

  • Amandelrug: R72,550 for the specified exterior repaint, including extensive preparation, timber and steelwork.

Wall Preparation & Crack Repairs Kuils River – Frequently Asked Questions

Do you repair wall cracks before painting in Kuils River?

Yes. We assess suitable interior and exterior plaster cracks and specify appropriate preparation as part of the agreed painting work.

What is the difference between hairline and wider plaster cracks?

Hairline cracks may require suitable sealing and fine preparation, while wider plaster cracks can need opening, cleaning, patching and a more substantial repair system. The cause and substrate condition determine the method.

What is map cracking on exterior walls?

Map cracking is a network of fine cracks in plaster or a coating system. It can require a suitable crack-bridging treatment after the original substrate has been assessed and prepared.

Can you permanently repair movement cracks?

Not always. Where movement continues, repairs may crack again. Suitable flexible joint treatments can accommodate limited movement, but they cannot permanently stabilise an actively moving structure.

Do you repair gaps between cornices and walls?

Yes, where suitable. Our completed Zevenwacht Village interior project included movement-related cornice-to-wall gaps specified for flexible polyurethane sealing.

Have you completed crack-repair work in Amandelrug?

Yes. Our May 2026 exterior project documented hairline cracks, map cracking, wider plaster cracks and failed joints that required preparation before repainting.

Did your Zevenwacht Village project involve interior wall cracks?

Yes. The inspection recorded hairline and approximately 1 mm cracks, alongside movement-related cornice gaps and damaged coatings.

What was wrong with the exterior walls at Soneike?

The inspection documented map cracking, peeling paint, moisture-related discolouration, failed seals and other coating defects requiring preparation and realistic moisture-related limitations.

Should loose paint be removed before repainting?

Unsound or peeling coatings require appropriate preparation. Applying finishing paint directly over unstable existing layers cannot restore their adhesion.

Can you paint directly over chalky walls?

Chalky surfaces should be assessed, cleaned and suitably treated before repainting. The correct method depends on the stability of the existing substrate and the specified paint system.

Do you repair failed sealant around windows and doors?

Yes, where appropriate and included in the quotation. Deteriorated sealant can allow moisture penetration and may require removal and replacement with a compatible flexible system.

Why should parapets and windowsills be waterproofed?

These horizontal surfaces receive direct weather exposure. Cracks or defective waterproofing can permit water penetration into adjoining masonry and contribute to coating failure.

Can wall preparation permanently solve rising damp?

No. Decorative preparation and coating treatments cannot replace a missing damp-proof course or permanently stop uncontrolled moisture migrating into masonry.

Do you use moisture readings when inspecting walls?

Where relevant, Protimeter readings support physical observations. The meter readings alone do not establish the precise cause of moisture penetration.

How much do crack repairs cost in Kuils River?

Costs depend on the amount and type of cracking, substrate condition, access and required treatments. Our 2026 project quotations include preparation as part of larger painting scopes and are not standard crack-repair prices.

Do you provide a written preparation specification?

Yes. Our quotations record relevant observed defects, preparation requirements, proposed coating systems, work scope and important limitations.

Do you employ your painters directly?

Yes. Our painting teams are permanently employed and work under experienced working-foreman supervision rather than as subcontracted crews.

How can I arrange an inspection of cracked or deteriorating walls?

Call 082 374 6862 to arrange an inspection and written painting quotation for suitable repairs and preparation.
