Damp-Related Preparation

Protea Heights Interior Painting Project in Brackenfell

This documented Protea Heights interior painting project was completed at a private double-storey home in Brackenfell from 18 to 26 May 2026.

The work involved a complete interior repaint rather than an isolated damp repair. The scope included Rhinoboard ceilings, cornices, walls, doors, frames, skirting, a stained bathroom ceiling and damp-affected wall areas.

The inspection recorded relative moisture readings ranging from 6.5% to 15%.

The most visible moisture-related failure occurred on the bedroom-side wall adjoining a shower that had previously leaked.

Importantly, the shower itself had already been stripped, waterproofed and retiled by other contractors before the painting work started. The adjoining masonry nevertheless still contained residual moisture and showed bubbling, peeling and discoloured paint.

What We Found During the Interior Inspection

The project demonstrates why an interior repaint should begin with an assessment of the existing surfaces rather than simply choosing a new colour.

  • Protimeter readings ranged from 6.5% to 15%.
  • Movement-related gaps were present between some cornices and walls.
  • Hairline and approximately 1 mm cracks were present on wall surfaces.
  • Sealant around some baths and basins was failing.
  • Peeling and discolouring paint was visible on some walls.
  • The wall adjoining the previously leaking shower showed particularly obvious coating deterioration.
  • Some doors, frames and skirting contained chip marks.
  • A brown historic water stain was present on a bathroom ceiling.

The Shower Leak Had Already Been Repaired

This is one of the most useful technical lessons from the Protea Heights project.

The shower adjoining the affected bedroom wall had previously leaked.

Before Painters Cape Town started the repaint, other contractors had already stripped the shower, waterproofed it and retiled the area.

The reported source of water entry had therefore been addressed.

However, the adjacent masonry did not instantly become dry. A Protimeter reading still indicated approximately 15% relative moisture in the affected wall.

This demonstrates why repairing a leak and repainting the adjoining wall are two different stages of the remedial process.

Why Residual Moisture Can Remain After a Leak Is Fixed

Masonry can absorb and retain water after a plumbing or waterproofing defect has been corrected.

The original leak may no longer be active while the wall itself still contains moisture accumulated during the earlier failure.

Painting the surface immediately without considering the remaining moisture can result in poor adhesion, bubbling, peeling or renewed discolouration.

This is why instrument readings, building history and the visible condition of the coating should be assessed together.

Not Every Damp Patch Has the Same Cause

The existing project record identifies four moisture-affected wall areas that were considered during the repaint.

They were not automatically described as “rising damp”.

Interior moisture-related coating failure can be associated with plumbing leaks, failed shower or bathroom waterproofing, condensation, exterior rainwater entry, cracks or historic incidents.

The appropriate response depends on the position of the defect, building history, visible symptoms and instrument readings.

This diagnostic distinction is important to our Damp Proofing Cape Town approach.

Removing Failed Paint Before Repainting

Bubbled and peeling coating around the moisture-affected wall could not simply be hidden beneath another coat of interior paint.

Loose and unstable material was removed back to sound edges.

Remaining coating edges were feathered so that the repair would not leave pronounced ridges beneath the new finish.

The exposed cementitious surface could then receive the specified damp-related preparation.

New paint is only as secure as the layer to which it is attached. Applying premium finish paint over a weak underlying coating does not strengthen that weak coating.

Interior Damp-Related Preparation

The written specification included Dulux Pre-Paint Dampshield on prepared damp-affected interior wall areas.

Where substrate readings registered between 15% and 50%, the specification required the relevant areas to receive the additional treatment stated in the written system.

Bare affected masonry also received the specified Dulux Dampshield preparation with the required curing period between coats.

This damp-related coating system was used as part of the preparation after assessment. It was not treated as a substitute for repairing the original shower leak.

Hairline and Approximately 1 mm Wall Cracks

The interior inspection also identified hairline and approximately 1 mm wall cracks.

The specification required the cracks to be treated before the decorative wall finish was applied.

The documented procedure included:

  • alkali-resistant sealer within the crack;
  • Dulux Rainshield brushed into the defect using a stiff brush;
  • a thin Polyfilla finishing layer where required;
  • light sanding after drying; and
  • Dulux Wall Primer before the topcoats.

The aim was to create a properly prepared repair zone rather than simply covering the visible line with interior paint.

Cornice Movement and Flexible Junctions

The Rhinoboard ceiling system had gaps between some cornices and walls associated with movement.

Rigid filler is not always the most appropriate material at a junction that experiences minor movement.

The written specification therefore included single-pack polyurethane with approximately 25% flexibility at included gaps between cornices and walls.

This provides more movement tolerance than a brittle plaster filler, although no flexible sealant can guarantee that future building movement will never reopen a junction.

Historic Brown Water Staining on the Ceiling

A brown water stain was present on a bathroom ceiling.

Historic water staining should not simply be covered with ordinary ceiling paint because staining can migrate through subsequent coats even when the original water incident is no longer active.

The written specification called for Universal Undercoat on water-stained ceiling areas before the finishing coats were applied.

The Rhinoboard ceilings were then specified for two coats of Dulux Wall & Ceiling Paint.

Bathroom Sealant Around Baths and Basins

Failing sealant was also recorded around some bathroom baths and basins.

Old failed material within the painting scope was removed and replaced with flexible single-pack polyurethane sealant where specified.

Bathroom junctions are particularly important because repeated water exposure can contribute to localised coating deterioration if gaps remain open.

Protecting Floors, Furniture and Interior Finishes

Interior preparation began with protection of the working area.

The specification included protecting floors and furniture from paint splatter and removing switches and plug covers where practical.

Masking was used to create neat lines at ceiling-to-wall junctions, around frames and above skirting.

Protection and masking are particularly important during complete occupied-home repaints because the painting work takes place alongside flooring, furniture, electrical fittings and finished joinery.

Doors, Frames and Skirting Required a Separate System

Painted joinery was not treated as though it were plastered wall surface.

The inspection recorded chips on some doors, frames and skirting together with isolated coating deterioration.

The written joinery preparation included:

  • repairing chip marks with wood filler;
  • removing loose and flaking paint;
  • sanding to a smooth, uniform finish;
  • feathering hard coating edges;
  • spot priming bare timber with Dulux Wood Primer;
  • applying a full Universal Undercoat to promote adhesion; and
  • finishing with two coats of Dulux Pearlglo Water Based Enamel.

A painted door or skirting board experiences more handling and abrasion than an ordinary wall, so its preparation and finish system need to reflect that use.

Interior Wall and Ceiling Finishes

After the required repairs and preparation were completed, the documented finishing system included:

  • Rhinoboard ceilings: two coats Dulux Wall & Ceiling Paint.
  • Interior walls: two coats Dulux Luxurious Silk.
  • Doors, frames and skirting: Dulux Wood Primer to bare timber where required, Universal Undercoat and two coats Dulux Pearlglo Water Based Enamel.
  • Damp-affected prepared wall areas: Dulux Pre-Paint Dampshield and Dulux Dampshield where specified.
  • Water-stained ceiling areas: Universal Undercoat before finishing coats.
  • Relevant flexible junctions: single-pack polyurethane sealant.

What This Protea Heights Project Demonstrates

The Protea Heights project demonstrates several important principles about interior repainting after water-related coating failure.

  • A repaired leak does not mean adjoining masonry becomes dry immediately.
  • Moisture readings should be interpreted together with the history and location of the defect.
  • Not every moisture-related interior failure should automatically be labelled rising damp.
  • Loose and peeling paint must be removed before a new coating system is applied.
  • Historic ceiling staining may need stain-blocking preparation.
  • Movement-related cornice junctions require different treatment from ordinary rigid plaster defects.
  • Doors, frames and skirting require a different preparation and coating system from walls.
  • A complete interior repaint can involve several separate substrates and failure mechanisms within one home.
