Roof Gardens Create Additional Waterproofing Details

Roof gardens can introduce irrigation pipes, brackets, clamps and penetrations through or into parapet walls.

Every penetration is a potential water-entry route if it is not properly sealed.

At the documented Upper Bishopscourt project, irrigation conduits serving the roof gardens had been fixed to parapet walls with metal clamps and water was entering around some of those fixing points.

Residual Moisture After a Leak Has Been Repaired

One bedroom wall adjoined a shower that had previously leaked.

Before our work started, a building contractor had stripped the shower, repaired the waterproofing with an a.b.e. Duraflex system and retiled it.

The water-entry source had therefore been addressed, but the bedroom-side masonry still recorded approximately 17% on the Protimeter during our inspection.

This demonstrates an important principle:

repairing the source of moisture does not mean the masonry is instantly dry or immediately ready for ordinary repainting.

The damaged coating and residual moisture still need to be considered when the painting specification is prepared.

Mountain-Facing Shade, Mould and Algae

Because the deterioration was extensive, a Dulux paint specialist inspected the property and prepared a detailed coating specification.

Protimeter readings across affected wall areas ranged from 16% to 33.5%.

The readings were interpreted together with actual cracks, failed sealants and identifiable water-entry points. They were not treated as proof that every affected wall had one universal moisture source.

Roof-Garden Irrigation Fixings

Irrigation conduits serving the roof gardens had been secured to parapet walls using metal clamps.

Water was entering around some of the fixing points.

The relevant clamps were removed so the penetrations could be prepared and sealed before the conduits were secured again.

Ivy-Support Fixings

On a separate gable, ivy-support wires had been screwed into wall plugs without suitable rainwater sealing.

The ivy and relevant wall fixings were removed and the penetrations sealed using Soudal single-component polyurethane sealant as specified.

Chalking, Bubbling and Moisture-Related Coating Failure

The before photograph records coating that had become chalky, bubbled and poorly bonded.

The exterior was cleaned to remove grime, biological contamination and loose coating.

Paint that remained poorly bonded after cleaning was scraped away manually and hard coating edges were feathered.

Cracks, Expansion Joints and Perimeter Seals

Hairline and spider-web cracks received the appropriate flexible preparation.

Wider plaster cracks were opened to sound material where required, repaired and protected before finish coats were applied.

Open or defective expansion joints were sealed with a suitable flexible polyurethane system.

Failed sealant around included window and door openings was removed and replaced where specified.

Windowsills and Parapets

Cracked upward-facing windowsills and parapet surfaces were treated as water-entry risks rather than simply painted as ordinary walls.

The specified flexible waterproofing treatment was applied because horizontal masonry receives direct rainfall and can channel water into the wall below.

Damp-Related Preparation

Specified damp-affected or powdery areas received appropriate bonding and moisture-management preparation.

Dulux Pre-Paint Dampshield and Dulux Rainshield were used where required as components of the overall repair system.

They were not used as substitutes for sealing identified water-entry routes.

Extensive Exterior Timber

Fascia boards, soffits, sprockets and included sash-window components were sanded to remove loose coating and create a sound key.

Exposed timber was spot-primed where necessary, followed by the specified compatible undercoat and Dulux Pearlglo Waterbased finish system.

After cleaning, repairs, moisture-related preparation and waterproofing details were completed, the prepared plastered walls received the specified Dulux WallClad system.

Inspection identified normal wear together with several conditions requiring more careful preparation:

The Shower Had Been Repaired Before Painting

Before our painting work began, a building contractor had stripped the adjoining shower.

The shower waterproofing was repaired using an a.b.e. Duraflex system and the shower was retiled.

This addressed the known water-entry source.

However, the bedroom-side wall still recorded approximately 17% on the Protimeter during our assessment.

The wall therefore still required moisture-aware preparation rather than being treated as an ordinary dry wall.

Furniture, floors and adjoining finishes were protected before preparation started.

The work was organised to control dust, maintain practical access and protect the home’s existing finishes.
