Roof Painting Bellville – Cement Tile & IBR Roof Preparation

Preparation-first roof painting supported by two genuine 2026 Bellville roof projects.

Our documented Protea Valley cement-tile roof and Welgedacht IBR roof projects show why chalking, fungal growth, corrosion, loose fixings, waterproofing defects and substrate-specific primers should be dealt with before roof paint is applied.

Real Bellville Roof Evidence

  • Protea Valley: cement roof tiles
  • Welgedacht: IBR metal roof sheets
  • Chalking and fading
  • Fungal growth
  • Chipped cement tiles
  • Rust on metal roof sheets
  • Roof-screw inspection
  • Waterproofing where required
  • Full substrate-specific primer systems
  • Dulux Roofguard finishing systems

Roof paint protects a correctly prepared roof. It does not replace repairs to active leaks or defective roofing components.

Roof Painting Based on Real Bellville Projects

Our Bellville roof-painting service is supported by genuine 2026 projects in Protea Valley and Welgedacht, covering two different roof substrates and two different preparation systems.

27 Years' Experience

Long-term practical experience with painting, surface preparation, roofs, waterproofing and remedial coating work.

2 Bellville Roof Projects

Documented 2026 roof work in Protea Valley and Welgedacht provides first-party local evidence.

2 Roof Substrates

The projects cover weathered cement tiles and IBR metal roof sheets requiring different preparation and primer systems.

Preparation First

Chalking, fungus, rust, damaged tiles, fixings and waterproofing defects are dealt with before finishing coats are applied.

Written Roof Scope

The quotation records roof condition, required preparation, primers, repairs and coating systems before work begins.

Full-Time Employed Painters

Painting work is completed by our own employed teams rather than subcontracted painting crews.

Working-Foreman Supervision

Roof preparation and coating work is supervised on site by a working foreman.

Direct Contractor

Painters Cape Town is not a lead-generation company. Clients deal directly with the contractor responsible for the work.

Roof Painters Bellville – Why the Roof Substrate Determines the Preparation

A roof repaint should not start with the colour.

The first question is what the roof is made from and what condition the existing surface is in.

Cement roof tiles and IBR metal sheets can both be painted successfully when suitable, but they require different preparation, different primers and different defect repairs.

Our two documented 2026 Bellville roof projects demonstrate this clearly. The Protea Valley project involved weathered cement roof tiles, while the Welgedacht project involved IBR metal sheets affected by chalking, dirt, fungal growth and localised rust.

For our wider Bellville painting service, see Painters Bellville.

Two Documented Bellville Roof Projects

Project Roof type Recorded condition Specified preparation
Protea Valley Cement roof tiles Chalking, fading, fungal growth, dirt and chipped tiles Fungal treatment, pressure washing, damaged-tile replacement, waterproofing, full primer and roof topcoats
Welgedacht IBR roof sheets Chalking, fading, grime, fungal growth and rust spots Pressure washing, screw inspection, waterproofing, rust treatment, fungal treatment, HydroEtch primer and Roofguard

Protea Valley Roof Painting – Weathered Cement Tiles

The Protea Valley roof was assessed during April 2026.

The written inspection recorded chalking and fading of the cement roof tiles, fungal growth, chipped tiles and general dirt.

These conditions matter because a new roof coating should bond to a sound, clean substrate rather than to loose chalk, biological contamination or damaged tile surfaces.

Repainted cement roof tiles after preparation and coating in Protea Valley Bellville

Protea Valley Cement-Tile Preparation

The written specification included fungal treatment before cleaning, followed by high-pressure washing to remove loose coating, grime and chalky deposits.

Chipped cement tiles were to be replaced before painting.

Waterproofing was also specified where required, including preparation of critical cement joints and reinforcement with waterproofing membrane.

The roof specification then called for a full coat of Dulux Bonding Liquid primer where applicable before the finishing roof system.

The important principle is that chalky cement tiles need a stable surface before topcoats are applied. Painting directly over unstable powder can compromise adhesion.

Welgedacht Roof Painting – IBR Metal Roof Sheets

The Welgedacht roof project was assessed during February 2026 and required a very different preparation system.

The IBR roof sheets were recorded as weathered, chalky and faded, with grime, fungal growth and localised rust.

Metal roof preparation therefore needed to address corrosion and roof fixings in addition to general cleaning.

Welgedacht IBR Roof Preparation

The roof was specified for high-pressure cleaning to remove loose coating, grime and chalky deposits.

Roof screws were to be inspected and replaced where they were missing, loose or corroded.

Localised rust required mechanical preparation before application of Duram NS1 Rust Buster to remaining corrosion.

Fungal growth was treated separately before priming.

The prepared metal roof then received a full coat of Roof HydroEtch Primer, followed by two coats of Dulux Roofguard.

Cement Tiles and IBR Roofs Should Not Receive the Same Preparation

The two Bellville projects demonstrate why roof painting cannot be reduced to “wash and apply two coats”.

A cement-tile roof may require stabilisation of a chalky porous substrate, damaged-tile replacement and preparation of cementitious junctions.

An IBR roof requires closer attention to corrosion, roof screws, laps, metal adhesion and compatible rust-inhibiting primers.

The topcoat may be similar, but the preparation beneath it can be completely different.

Why Chalking Matters Before Roof Painting

Chalking is the loose powdery residue created as an older coating or weathered roof surface breaks down.

If a new coating is applied over unstable chalk, the paint may bond to the loose powder instead of the roof beneath it.

This is why both Bellville projects required thorough cleaning before the primer and roof coating systems were applied.

Fungal Growth Must Be Treated Before Coating

Fungal growth was recorded on both Bellville roofs.

Simply painting over biological contamination can compromise adhesion and leave contamination beneath the new coating.

The project specifications therefore included dedicated fungal treatment before roof painting.

Rust on IBR and Metal Roofs

Rust should not simply be hidden beneath roof paint.

Loose corrosion and failing coating should first be removed from affected metal areas.

The remaining rust can then be treated with a suitable compatible rust-treatment and primer system before the finishing roof coating is applied.

The Welgedacht project demonstrates this preparation sequence in a real Bellville roof application.

Roof Screws and Fixings Should Be Inspected

IBR roof sheets depend on secure fixings.

Loose, missing or corroded screws can affect the roof and may need replacement before a metal-roof coating system is applied.

For this reason, the Welgedacht specification included inspection and replacement of defective roof screws before the coating system was completed.

Roof Paint Does Not Repair an Active Roof Leak

Roof coating is a protective finishing system for a suitable roof substrate.

It should not be presented as a cure for a leaking roof.

Broken or chipped tiles, defective flashings, damaged sheets, loose fixings, failed waterproofing and other water-entry defects should be repaired separately before a decorative roof coating is expected to perform properly.

Our roof quotations therefore include inspection for obvious areas that may require repairs or waterproofing before painting.

Roof Waterproofing Before Painting

Waterproofing is different from decorative roof coating.

Where suitable defects are identified at joints or other vulnerable areas, the substrate may require cleaning, priming and a reinforced waterproofing system before the final roof coating is applied.

This type of remedial work formed part of the Protea Valley specification.

For broader moisture-related building work, see our Damp Proofing and Waterproofing service.

Roof Types We Assess in Bellville

Our roof-painting service covers suitable roof surfaces where the existing roof is structurally suitable for coating and safe access can be arranged.

  • Cement and concrete roof tiles
  • Previously painted roof tiles
  • IBR roof sheets
  • Chromadek and compatible metal roof systems
  • Other suitable painted metal roof surfaces

The primer and preparation system must be matched to the actual roof substrate and the condition of the existing coating.

When Should a Bellville Roof Be Repainted?

Roof repainting should ideally be planned before widespread coating failure develops.

Signs that a roof may require assessment include:

  • visible fading;
  • powdery chalking;
  • fungal or biological growth;
  • localised rust on metal roofing;
  • loose or deteriorating previous paint;
  • damaged cement tiles;
  • corroded roof screws;
  • failing waterproofing around vulnerable roof details.

What Affects Roof Painting Cost in Bellville?

The size of the roof matters, but it is only one factor.

Two roofs of similar size can require very different preparation depending on substrate type and condition.

A cement-tile roof with heavy chalking and damaged tiles may require a different scope from an IBR roof with corrosion and defective screws.

Cost can therefore be affected by cleaning, fungal treatment, tile replacement, rust preparation, primer type, waterproofing repairs, roof access, roof pitch and the number of finishing coats required.

We therefore prefer to inspect the roof before providing a written quotation rather than relying on a generic square-metre price.

Roof Painting Bellville – Preparation Before Coating

The long-term performance of a roof coating depends heavily on the condition of the substrate beneath it.

Our approach is therefore:

  1. Inspect the roof: identify the roof substrate and visible defects.
  2. Check repairs and waterproofing: identify work that should be completed before coating.
  3. Clean the roof thoroughly: remove dirt, biological growth and unstable chalking.
  4. Repair substrate-specific defects: such as damaged tiles, corrosion or defective screws.
  5. Apply the correct primer: match the primer to the roof substrate and condition.
  6. Apply the specified roof topcoats: coat the correctly prepared roof according to the written scope.

This is the same preparation-first principle we apply throughout our Roof Painters Cape Town service.

Roof Painting Bellville FAQs

Do you paint roofs in Bellville?

Yes. We paint suitable tiled and metal roof surfaces in Bellville where the substrate condition, access and required preparation make coating appropriate.

Do you have actual Bellville roof-painting projects?

Yes. Our documented 2026 roof projects include a cement-tile roof in Protea Valley and an IBR metal roof in Welgedacht.

Do cement roof tiles need primer before painting?

Weathered or chalky cement tiles may require a suitable bonding or stabilising primer after thorough cleaning. The correct system depends on the condition and porosity of the roof.

How do you prepare an IBR roof for painting?

Preparation can include high-pressure cleaning, inspection of screws and fixings, corrosion treatment, fungal treatment, waterproofing where necessary and application of a compatible metal-roof primer before topcoats.

Why is my roof paint chalky?

Chalking develops as an older coating or weathered roof surface breaks down and leaves a loose powdery residue. This unstable material should be removed or correctly stabilised before repainting.

Can you paint over rust on an IBR roof?

Rust should first be prepared and treated with a compatible corrosion-treatment and primer system. Simply covering active rust with roof paint can lead to premature coating failure.

Should roof screws be checked before painting?

Yes. Missing, loose or corroded screws can affect the roof and may need replacement before a metal-roof coating system is applied.

Does roof paint stop roof leaks?

No. Roof paint is a protective coating. Broken tiles, damaged sheets, defective flashings, failed waterproofing and other active water-entry defects require appropriate repair.

Do you remove fungal growth before roof painting?

Yes. Biological growth should be treated and removed before coating so the new paint can bond to a properly prepared surface.

What affects roof painting cost in Bellville?

Cost depends on roof size, substrate, pitch, access, cleaning requirements, chalking, rust, fungal growth, tile or sheet repairs, waterproofing, primer requirements and the finishing system.

Do you paint roofs in Protea Valley and Welgedacht?

Yes. We have documented 2026 roof-painting projects in both Protea Valley and Welgedacht, Bellville.

Do you use subcontracted roof-painting crews?

No. Painting work is completed by our full-time employed painters under working-foreman supervision.
