Movement-Aware Repairs

Cornice junctions and timber ceiling joints were treated as moving details and specified for flexible polyurethane sealing rather than brittle filler alone.

Documented Interior Painting in Simon’s Kloof, Simon’s Town

This case study documents a genuine full interior repaint completed by Painters Cape Town in a private top-floor apartment in Simon’s Kloof, Simon’s Town from 6 to 10 July 2026.

The project covered Rhinoboard ceilings, cornices, a painted wooden double-volume ceiling, walls, doors, frames, architraves, skirting and previously painted kitchen cupboards.

Interior preparation underway after cracks, cornice junctions and other surface defects were identified at the Simon’s Kloof apartment.

What the Interior Inspection Found

  • Protimeter readings of 9.1%–14.8%;
  • damp symptoms on selected walls;
  • hairline cracks;
  • larger plaster cracks between approximately 1 and 5 mm;
  • gaps at Rhinoboard ceiling and cornice junctions;
  • movement at those junctions during windy conditions;
  • opened joints and small gaps between painted wooden ceiling boards;
  • peeling and discoloured wall paint;
  • a mould-affected bathroom ceiling;
  • a brown water stain on the guest-bathroom ceiling;
  • failing sealant around baths and basins;
  • chip marks and worn coatings on doors, frames, architraves and skirting; and
  • damage to previously painted kitchen cupboard doors.

The defects were not all given one generic diagnosis because their causes and substrates differed.

9.1%–14.8% Protimeter Readings

The readings are important because they give this project measurable first-hand evidence.

They do not automatically prove rising damp, roof leakage, plumbing leakage or condensation.

Moisture readings need to be interpreted together with where the readings were taken, visible staining, ventilation, roof proximity and other building-specific information.

The project therefore records the measured range and the visible symptoms separately.

Top-Floor Apartment and Roof-Space Proximity

The apartment is positioned on the top floor, placing ceilings and cornice junctions directly beneath the roof zone.

This makes ceiling staining, mould and opened junctions particularly important to investigate, but appearance alone does not prove whether movement, airflow, condensation, a historic leak or another factor caused each defect.

The repairs therefore focused on the documented physical defects rather than inventing a diagnosis that the available evidence could not establish.

Protecting Floors, Furniture and Finished Surfaces

Interior preparation began with protecting flooring and furniture before sanding, filling or painting.

Switch and plug covers were removed where practical, and masking was used to create clean junctions around ceilings, walls, door frames, window frames and skirting.

This is especially important in an occupied apartment where dust, access and completed furnishings need careful management.

Hairline Crack Preparation

Hairline wall cracks were specified for treatment before decorative topcoats.

The written system included alkali-resistant sealer, Dulux Rainshield worked into the fine defect and a smoothing layer of filler before sanding and suitable wall primer.

Repairing 1–5 mm Plaster Cracks

Wider cracks required more substantial preparation.

The documented system included opening relevant cracks to a V-shaped joint, cleaning them, filling suitable defects with the specified masonry patching plaster repair system, sanding and then applying flexible Dulux Rainshield protection over the repaired area.

Different crack widths were therefore not treated with one generic filler.

Damp-Affected Wall Preparation

The written scope included Dulux Pre-Paint Dampshield on designated prepared damp-affected surfaces and further Dulux Dampshield treatment to appropriate exposed bare areas.

The project readings themselves remained below 15%, with a documented range of 9.1%–14.8%.

For that reason, this page does not use the generic higher-moisture instructions in the product specification to exaggerate the measured site conditions.

Paint cannot repair an active leak or other continuing moisture source.

Rhinoboard Ceiling and Cornice Movement

The inspection recorded gaps between cornices and walls associated with ceiling movement during windy conditions.

Moving junctions should not automatically be filled with a brittle rigid material.

The written scope therefore specified single-pack polyurethane with approximately 25% flexibility at relevant ceiling and cornice gaps before repainting.

Bathroom Ceiling Mould

A mould-affected bathroom ceiling was documented.

The quotation specified Dulux Trade Mouldshield Fungicidal Matt for the affected ceiling after the necessary preparation.

A mould-resistant coating can improve protection of a prepared surface, but it cannot replace adequate ventilation or correct an unresolved moisture source.

Brown Water Stain on Guest-Bathroom Ceiling

A brown water stain was recorded on the guest-bathroom ceiling.

The project documentation does not provide enough evidence to label its exact original source, so this case study does not call it a roof leak or plumbing leak without proof.

The written ceiling preparation system included Dulux Universal Undercoat on water stains where required to help prevent staining from migrating through the final ceiling coating.

Rhinoboard Ceiling Painting

After preparation, relevant Rhinoboard ceilings were specified for two coats of Dulux Paints Wall & Ceiling Paint.

This followed crack, stain, mould and junction preparation rather than being used to hide those defects.

Double-Volume Painted Wooden Ceiling

The painted wooden ceiling in the double-volume lounge is one of the most distinctive aspects of this project.

The inspection documented small gaps and opened joints between wooden ceiling boards.

Relevant joints were specified for flexible Soudal polyurethane sealant, while gaps between boards and rafters received appropriate flexible polyurethane sealing.

Bare timber exposed by coating deterioration was specified for Dulux Wood Primer, followed by a full coat of Dulux Universal Undercoat.

The final documented system was two coats of Dulux Pearlglo Waterbased.

This is a good example of why painted timber ceilings cannot simply be treated as plaster ceilings.

Interior Wall Painting

After the required wall repairs and preparation, the documented finish was two coats of Dulux EasyCare.

The quotation describes EasyCare as a premium washable matt interior coating.

Again, the topcoat was the final stage of the system rather than a substitute for correcting cracks, damp-affected areas or weak paint.

Doors, Frames, Architraves and Skirting

Painted joinery contained chipped areas, peeling coating and exposed timber in places.

The documented preparation included:

  • repairing relevant junctions;
  • removing peeling paint;
  • feathering hard edges;
  • sanding to a smooth finish;
  • spot priming bare timber with Dulux Wood Primer;
  • a full coat of Dulux Universal Undercoat; and
  • two coats of Dulux Pearlglo Water Based Enamel.

Previously Painted Kitchen Cupboards

The kitchen cupboards were included as previously painted joinery rather than treated as wall surfaces.

Loose coating and damaged areas were prepared, bare timber spot-primed where necessary and the cupboards incorporated into the Universal Undercoat and Pearlglo finishing system.

This provides a harder-wearing finish appropriate to regularly handled surfaces.

Bath and Basin Sealant Repairs

Failing sealant was recorded around baths and basins.

The written project scope specified removal of deteriorated material and replacement using flexible single-pack polyurethane.

Decorative paint cannot correct a failed wet-area joint.

Supplier Approval and Warranty Options

Qualifying new-build or raw-plaster systems can receive supplier-backed specifications extending to up to 10 years where the complete required system is followed.
