Documented Exterior Painting at Rocklands Ridge Estate, Simon’s Town

This case study documents a genuine exterior restoration completed by Painters Cape Town at a double-storey home in Rocklands Ridge Estate, Simon’s Town from 15 to 29 January 2026.

The project combined exterior masonry, timber fascia boards, wooden wall cladding, IBR roof sheets, horizontal waterproofing, damp-related preparation, crack repairs, perimeter sealing, expansion joints, skylight sealing and a leaking built-in planter.

Protimeter readings recorded during the inspection ranged from 15% to 18%.

What the Pre-Painting Inspection Found

The written inspection recorded several different causes of risk to the future coating system.

  • Protimeter readings between 15% and 18%;
  • map cracking;
  • hairline and wider cracks on walls and other vertical surfaces;
  • cracking on horizontal surfaces including windowsills and parapet-type details;
  • open or deteriorated expansion joints;
  • hollow plaster detaching from some exterior walls;
  • failing sealant around windows and doors;
  • weathered, discoloured and peeling coatings;
  • moisture-related alkaline deterioration;
  • horizontal waterproofing that had reached the stage where renewal was required;
  • mould on roof-sheet and parapet areas;
  • fascia boards with peeling paint and bare timber exposed;
  • a leaking skylight; and
  • moisture staining and efflorescence associated with the built-in planter.

This is why the project could not responsibly be treated as a simple two-coat repaint.

Understanding the 15%–18% Moisture Readings

The recorded readings confirmed measurable moisture conditions in suspect masonry areas.

They were not used to claim that every defect had the same moisture source.

The property contained several independent water-entry risks, including cracks, horizontal surfaces, failed seals, expansion joints, the skylight and the planter.

A moisture meter provides evidence of moisture. Diagnosis still requires the reading to be considered in relation to where it was taken and what physical defects are present.

Map Cracking, Plaster Cracks and Hollow Plaster

The property contained several different masonry defects.

Hairline Cracks

The preparation specification included alkali-resistant sealer and Dulux Rainshield worked into relevant fine cracks before further coating work.

1–5 mm Plaster Cracks

Wider defects were specified to be opened to a V-shaped joint where required, cleaned and repaired using a masonry patching plaster system before sanding and flexible waterproof protection.

Map Cracking

Areas containing widespread fine cracking received Dulux Rainshield as the specified flexible waterproofing component.

Hollow Plaster

Loose hollow plaster could not simply be painted over.

The documented repair process required unsound plaster to be removed back to firmly bonded material, the exposed substrate cleaned, a suitable bonding system applied and the area replastered before final priming and painting.

This preparation-first method is central to our Exterior Painters Cape Town service.

Alkali Attack and Moisture-Related Paint Deterioration

The project documentation specifically identified alkali-related coating deterioration.

Cementitious plaster is naturally alkaline. Where moisture moves through the substrate, alkaline salts can migrate toward the surface and contribute to discolouration and breakdown of susceptible paint films.

That is why primer and moisture-related preparation matter.

The documented remedy combined crack treatment, sealing, Dulux Rainshield and Dulux Dampshield rather than expecting the decorative topcoat to solve the underlying problem.

Cleaning Salt, Grime, Chalk and Biological Growth

The written preparation scope required suitable roof and wall surfaces to be cleaned before painting.

High-pressure washing was specified where appropriate to remove loose and flaking paint, grime, salt and chalky deposits.

Where high-pressure washing could not safely be used, manual cleaning with ProGold GP Cleaner and clean water formed the alternative preparation method.

Fungus-affected surfaces and relevant cracks were separately specified for ProGold Fungal Wash treatment.

This is particularly relevant in a coastal environment such as Simon’s Town because new coatings should bond to the prepared substrate rather than salt, chalk or degraded residue.

Re-Waterproofing Horizontal Surfaces

The inspection recorded that previous waterproofing on horizontal areas had been completed several years earlier and required renewal.

Relevant parapet tops, windowsills and boundary-wall tops were specified for two coats of Dulux Rainshield.

Horizontal surfaces deserve separate attention because they receive direct rainfall and can retain water for longer than vertical walls.

A crack or porous detail on a horizontal surface can introduce moisture into the masonry below even where the vertical wall coating is still sound.

Built-In Planter Waterproofing

The built-in planter was a distinct source of moisture risk.

Staining and efflorescence below it indicated that repainting the visible wall without dealing with the planter would leave an important water-entry route active.

The planter was emptied and prepared for an a.b.e. Duraflex waterproofing system. The project record also identifies reinforcing membrane within the system, with the relevant joint below the planter sealed using flexible polyurethane.

This was waterproofing work, not decorative painting disguised as a moisture solution.

Damp-Affected Wall Preparation

The written specification included Dulux Pre-Paint Dampshield on designated prepared moisture-affected exterior areas.

Where substrate moisture readings fall within the specified higher range, the written system requires additional spot treatment.

Because this project recorded readings from 15% to 18%, moisture-sensitive preparation formed a particularly important part of the scope.

Two-coat Dulux Dampshield treatment was also specified on relevant exposed bare areas according to the written system.

Window, Door and Penetration Sealing

Existing window and door sealants were beginning to fail.

The scope therefore required deteriorated material to be removed and relevant junctions resealed using flexible single-pack polyurethane.

Wall and light-fitting penetrations were also considered where water could enter around the fitting.

Repainting around a failed frame-to-wall seal without repairing the seal would leave the accessible water-entry route in place.

Expansion Joints Required Flexible Sealing

Deteriorated expansion joints were documented during the inspection.

Expansion joints are intended to accommodate building movement and should therefore not simply be filled as ordinary rigid plaster cracks.

The written system specified flexible polyurethane sealing for relevant new and existing movement joints.

Timber Fascia Boards and Wooden Wall Cladding

The original before photograph documents severe coating deterioration on an exposed timber fascia.

Once the old coating has peeled far enough to expose bare timber, simply applying another finishing coat will not restore the coating system underneath it.

The documented timber preparation included:

  • removing loose and flaking coating;
  • sanding to a smooth, uniform finish;
  • feathering hard coating edges;
  • spot priming bare timber with Dulux Wood Primer;
  • a full coat of Dulux Universal Undercoat; and
  • two finishing coats of Dulux Pearlglo Waterbased.

The same substrate-specific approach applied to included fascia boards and wooden wall cladding.

IBR Roof Preparation and Painting

The project scope identifies an IBR metal roof.

The roof-sheet preparation section specified a full coat of Dulux Rust Primer to protect prepared steel and promote adhesion.

The final roof finishing specification records two coats of charcoal Dulux Roofguard.

Metal roof sheets require different preparation from masonry or timber, especially in a salt-exposed coastal environment where corrosion can develop beneath failed coating.

Roof coating does not repair an active leak.

The Leaking Skylight

A leaking skylight was identified before the repaint.

The failed seal around the skylight was removed and replaced with flexible polyurethane within the project scope.

This repair was important because repeatedly repainting staining below a leaking roof penetration would not resolve the water-entry detail above it.

A useful later project observation was recorded after the work: by early July 2026, following winter rainfall, the homeowner reported that no further leakage had been experienced at the repaired skylight detail.

This is reported as a post-project observation, not as a guarantee against unrelated future roofing or seal failures.

Main Exterior Wall Coating

After the documented preparation, the main exterior building walls were specified for two coats of Dulux WallClad.

The quotation describes WallClad as a fibre-reinforced exterior coating selected for its flexible and weather-resistant characteristics and records it as suitable for coastal conditions.

The quotation also notes that the product is supported by the Dulux Promise Guarantee.

That product statement should not be confused with a claim that the entire Rocklands Ridge Estate project carried a separate formal site-specific Dulux manufacturer warranty.

Boundary Wall Coating

Prepared boundary walls were specified for two coats of Dulux Weatherguard Fine Textured.

Boundary walls need honest expectations because their moisture conditions can be fundamentally different from those of the main house.

Important Boundary-Wall Moisture Limitation

The original quotation specifically records that the relevant boundary and garden walls do not have an effective damp-proof barrier separating the masonry from continuing ground moisture.

Moisture can therefore continue moving through these walls from below or behind.

The breathable coating system was identified as the most appropriate practical treatment, but moisture-related discolouration, bubbling or peeling caused by continuing damp was excluded from the coating warranty.

No decorative paint can create a missing damp-proof barrier inside an existing wall.

Foundation Walls Below Expansion-Joint Level

The inspection also recorded moisture-related discolouration below weep-hole and expansion-joint levels.

These areas were exposed to moisture from the backfilled side without an effective damp-proof barrier.

The accessible surfaces could be fully prepared and primed with the specified Dulux Dampshield system, but continuing moisture migration from behind the wall remained a documented limitation.

Supplier Approval and Warranty Options

Painters Cape Town is approved by major paint suppliers and can work to formal supplier-prepared specifications on qualifying projects.

Qualifying new-build and raw-plaster systems can receive supplier-backed specifications extending to up to 10 years where the complete required preparation, waterproofing, primer and finishing system is followed.

For qualifying redecoration and repainting projects, supplier-backed warranties are generally 7–8 years, depending on the supplier and written specification.

All supplier warranties remain subject to the written specification, maintenance requirements and exclusions, including relevant continuing moisture, boundary-wall and movement-related limitations.

This case study does not claim that the complete Rocklands Ridge Estate project carried a formal site-specific supplier-backed warranty.

Expected Coating Life Is Separate from Warranty Duration

Formal warranty duration and practical coating service life are different concepts.

Where salt contamination, moisture routes, cracks, weak existing coatings, failed sealing, rust and other underlying defects have been resolved, correctly prepared exterior paintwork can often maintain integrity for approximately 8–10 years in suitable conditions.

Future movement, failed waterproofing, new cracks, roof defects, continuing ground moisture and timber movement can still require maintenance sooner.
