The property occupies an elevated, sea-facing position overlooking False Bay.
That visual context is important because Mountainside properties can experience a different exposure pattern from homes lower down in Muizenberg Village or closer to the beachfront.

12%–21% WME Moisture Readings
Protimeter readings recorded during the physical inspection ranged from 12% to 21% WME.
As with all moisture readings, these figures were not treated as a diagnosis on their own.
The readings were considered together with the visible building condition, including:
- map or spiderweb cracking;
- cracks on vertical and horizontal masonry surfaces;
- cracked windowsills;
- failed sealant around windows and doors;
- unsealed expansion joints;
- unprotected horizontal surfaces;
- moisture-related discolouration;
- powdery paint surfaces;
- mould growth;
- peeling fascia coatings;
- weathered wall coatings;
- peeling paint on wooden handrails.
The aim was to identify accessible moisture routes and weak coating areas before repainting rather than treating the visible symptoms alone.
Cracked Windowsills Were Important Moisture-Entry Points
One of the clearest defects visible at the Mountainside property was cracking around exterior windowsill areas.
Horizontal surfaces such as windowsills receive direct rainfall and can remain wet longer than vertical walls.
On a sea-facing Mountainside property, wind-driven rain can enter small cracks or failed seals and move into the adjoining plaster.
The resulting coating failure may appear below or beside the actual point where the water entered.
This is why simply repainting the damaged area below a window can fail again if the accessible crack or perimeter defect remains unresolved.
Failed Window and Door Seals
The inspection also identified deteriorated sealing around exterior windows and doors.
Perimeter seals form the transition between different building materials and are therefore important points to inspect during an exterior repaint.
Where failed sealant was included in the project scope, it was removed and replaced with a compatible flexible sealing system.
This reduces an accessible rainwater-entry route while still allowing normal movement between adjoining materials.
Expansion Joints Required Flexible Treatment
Open expansion joints were also recorded.
An expansion joint is intended to accommodate movement and should therefore not be treated as an ordinary static plaster crack.
The project specification included flexible polyurethane sealing to applicable joints rather than rigidly filling movement areas.
Horizontal Waterproofing in a Sea-Facing Environment
The inspection identified horizontal exterior surfaces that had not been adequately waterproofed.
These upward-facing surfaces can receive direct rainfall and remain wet for longer periods than vertical façades.
The specification therefore included compatible waterproofing treatment to applicable windowsills, parapet-type surfaces and other exposed horizontal details.
Dulux Rainshield formed part of the preparation system specified for relevant areas.
Coastal Cleaning Before Repainting
The exterior required cleaning before repairs and finishing coatings could be applied.
Near False Bay, exterior surfaces can accumulate grime, biological contamination, degraded paint residue, chalk and salt-related deposits.
Painting over these weak intermediate layers can leave the new coating bonded to contamination rather than to a stable substrate.
Suitable exterior surfaces were therefore cleaned and remaining poorly bonded coatings removed before repairs and primers were applied.
Map Cracking and Larger Plaster Cracks
The project contained both widespread fine cracking and more defined plaster cracks.
The preparation method depended on crack size and condition.
Fine cracking required flexible preparation, while larger plaster cracks could require opening, cleaning and compatible masonry repair before repainting.
No paint system can guarantee that structural or movement-related cracking will never recur, which is why existing movement and limitations should be explained before painting starts.
Moisture-Related Coating Discolouration
Discolouration and general coating degradation were recorded on parts of the exterior.
Moisture moving through cementitious materials can carry alkaline salts toward the surface and contribute to deterioration or colour change in susceptible paint films.
The remedy therefore involved both accessible moisture-route preparation and appropriate primers or damp-related coating products where specified.
Paint alone should not be relied on to stop an unresolved source of water entry.

Boundary and Lower Foundation-Wall Limitations
The written project observations also recognised moisture limitations affecting certain boundary and lower wall areas.
Where masonry has no effective separation from continuing ground or backfilled moisture, damp can continue migrating through the substrate from below or behind.
Preparation and moisture-tolerant coating systems can improve the painted surface, but they cannot create a missing damp-proof barrier inside an existing wall.
This distinction is important because continuing moisture from behind the coating remains a building-condition limitation rather than a paint defect.
Fascia Boards and Exterior Timber
The property included painted wooden fascia boards, window and door elements and exterior handrailing.
The existing timber coatings showed deterioration and peeling in places.
Loose paint was removed, remaining sound coatings were sanded and hard edges feathered before exposed timber received compatible priming and finishing preparation.
Timber movement and coating behaviour differ from plaster, so these areas required their own preparation system.
Painted Deck Handrails
The exposed painted handrails were especially relevant to this Mountainside project.
Elevated exterior timber can experience strong sun, rain exposure and repeated wetting and drying.
Once coating adhesion begins to fail, water can reach the underlying timber and further accelerate coating deterioration.
Proper sanding, priming of exposed timber and compatible topcoats were therefore important parts of the restoration.
Manufacturer-Aligned — But Not Misrepresented as a Formal Warranty Project
The work followed a detailed contractor-prepared, manufacturer-aligned coating specification based on the inspected condition of the property.
This particular project should not be described as a formal Dulux warranty-specification project because the available project records do not provide sufficient support for that claim.
This distinction matters.

For qualifying redecoration projects where a formal supplier warranty specification is issued and followed, warranty periods are typically in the 7–8 year range depending on the supplier, substrate condition, written terms and exclusions.
Qualifying new-build projects on correctly prepared raw plaster can receive supplier-backed specifications of up to 10 years where the complete specified system is followed from the first primer coat.
Those broader warranty arrangements should not be confused with this specific Mountainside project.
