This was a combined property-maintenance project rather than a simple roof colour change. The inspection identified measurable moisture, plaster defects, deteriorating seals, vulnerable waterproofing, mould and chalking before the walls and roof were recoated.

The tiled roof showed chalking and mould before pressure cleaning, fungal treatment, substrate stabilisation and roof coating.

10.4%–15.6% Protimeter Readings

The recorded masonry readings ranged from 10.4% to 15.6%.

These measurements were interpreted together with the physical condition of the walls rather than being treated as a stand-alone diagnosis.

Cracks, windowsills, parapets, sealants, expansion joints, foundation-wall construction and other building details can all influence how water enters or moves through exterior masonry.

The inspection therefore combined measurable moisture information with visible evidence before the preparation system was specified.

Alkali-Related Coating Discolouration

Selected exterior areas displayed discolouration consistent with moisture movement through cementitious surfaces and associated alkaline salts.

When moisture travels through plaster, soluble salts can migrate toward the surface and contribute to staining, powdering and deterioration of the paint film.

The project remedy therefore did not rely on topcoat paint alone.

The written specification combined crack preparation, sealing, horizontal waterproofing and damp-related coating preparation where applicable.

High-Pressure Cleaning of the Walls and Roof

The roof and suitable exterior wall surfaces were high-pressure cleaned before repainting.

The purpose was to remove loose and flaking coating material, grime, chalky deposits and biological contamination.

Where high-pressure cleaning was unsuitable, the specification allowed for manual cleaning with the specified ProGold GP Cleaner solution.

Fungal Treatment on the Roof and Walls

Mould was recorded on roof tiles, walls and parapet areas.

The roof tiles were particularly affected.

Fungus-affected areas received the specified ProGold Fungal Wash treatment before further preparation proceeded.

Painting directly over active biological contamination would leave an unstable and contaminated interface beneath the new coating.

Re-Waterproofing Horizontal Surfaces

The previous waterproofing on vulnerable horizontal surfaces had been completed several years earlier and had reached a stage where renewal was required.

Parapet tops, windowsills and similar upward-facing masonry were therefore included in the waterproofing preparation.

The documented system specified two coats of Dulux Rainshield, with the second coat applied perpendicular to the first.

This perpendicular application assists consistent coverage of the treated surface.

Why Horizontal Masonry Matters in Stellenbosch

Unlike vertical walls, horizontal parapets and windowsills receive rainfall directly and can hold moisture for longer periods.

Small cracks or deteriorated waterproofing on these surfaces can allow moisture to enter the wall below.

This is particularly relevant during Stellenbosch’s wetter winter months, when repeated rain can expose weak waterproofing details before warmer conditions later accelerate visible coating deterioration.

Hairline Cracks

Hairline cracks up to approximately 1 mm were specified for alkali-resistant sealing followed by Dulux Rainshield worked into the crack.

Where walls displayed multiple spiderweb cracks, the affected areas received additional flexible Rainshield preparation after the specified primer.

This method treats the crack network before the decorative exterior topcoat is applied.

Wider Plaster Cracks

Plaster cracks between approximately 1 mm and 5 mm required a different preparation method.

Suitable cracks were opened to a V-shaped joint, cleaned and repaired with compatible masonry patching material.

Once the repaired area was smooth and dry, the specified Rainshield system was applied across the repaired zone.

This prevents a wider plaster defect from being treated as though it were merely a superficial hairline crack.

Map Cracking

Map or spiderweb cracking was recorded on exterior areas.

The specification included flexible Dulux Rainshield preparation over the affected surfaces.

Map cracking is important because a network of many fine defects can create substantially more vulnerable surface area than one isolated crack.

Hollow Plaster Required Removal and Replastering

One of the strongest technical features of the Paradyskloof project was the presence of hollow plaster on some exterior walls.

Hollow plaster cannot reliably support a new coating because the plaster itself is no longer firmly bonded to the wall underneath.

The documented remedial method required the loose or hollow plaster to be removed until firmly bonded material was reached.

The exposed masonry was then cleaned before a bonding agent was applied.

Deeper areas could receive a suitable base plaster before the finishing plaster was applied flush with the surrounding wall.

After curing, the repaired plaster was sanded and received Dulux Plaster Primer before final painting.

This is fundamentally different from simply filling visible surface cracks while leaving detached plaster in place.

Window and Door Perimeter Sealing

The existing sealant around selected windows and doors was beginning to deteriorate.

The specification required failed sealant to be removed where necessary and replaced with single-pack polyurethane sealant with approximately 25% flexibility.

Exterior wall and light-fitting penetrations were also included in the sealing process where required.

Small openings around frames and fittings can become significant rainwater-entry points over time.

Expansion Joints Required Flexible Resealing

Expansion joints showing failed or deteriorated sealant required resealing.

These joints were treated with flexible polyurethane rather than rigid plaster repair because they are intended to accommodate movement.

Rigidly filling an active movement joint can result in renewed cracking as the structure moves again.

Damp-Related Wall Preparation

The written specification included Dulux Pre-Paint Dampshield on prepared exterior wall areas affected by cracks or damp-related conditions.

Where substrate readings reached the specified elevated-moisture range, additional spot treatment was required.

Prepared bare areas received the specified Dulux Dampshield system and curing period before topcoating.

This was part of a wider preparation system and was not a replacement for repairing cracks, failed seals or waterproofing defects.

Foundation-Wall Moisture Limitations

The inspection also recorded moisture-related discolouration below weep-hole and expansion-joint levels on certain foundation-wall areas.

These walls were exposed to moisture from the backfilled side without an effective damp-proof separation.

Dulux Dampshield formed part of the specified preparation, but coating the accessible face cannot permanently stop moisture that continues migrating from behind the wall.

The quotation therefore specifically limited responsibility for future moisture-related discolouration, bubbling or peeling caused by continuing moisture migration.

Boundary and Garden Wall Limitations

The project documentation also records the same practical limitation for boundary and garden walls without effective damp-proof separation from ground moisture.

A suitable breathable or remedial coating can improve the painted face, but it cannot create a missing damp-proof barrier inside or behind the masonry.

Where ground moisture continues moving through the wall, future discolouration, bubbling or peeling remains possible.

Painted Timber Fascia Boards

The painted fascia boards required timber-specific preparation.

Loose and flaking paint was removed, the woodwork was sanded to a uniform finish and hard coating edges were feathered.

Exposed bare timber received Dulux Wood Primer, followed by a full coat of Dulux Universal Undercoat where specified.

The prepared fascia boards were finished with two coats of Dulux Pearlglo Waterbase.

Varnished Garage Doors, Windows and Exterior Doors

The property’s varnished timber required a different maintenance system from the painted fascia boards.

The existing varnished surfaces were lightly sanded with scouring pads or fine-grit sandpaper to reduce the sheen and create a suitable key.

The surfaces were required to be clean, dry and sound before receiving two coats of Dulux Woodgard varnish.

This included the relevant garage doors, window exteriors and exterior faces of doors within the project scope.

Exterior Wall Finish

After the cleaning, plaster repairs, crack preparation, waterproofing, sealing and damp-related work were completed, the main-building and garage walls received two coats of Dulux Wallguard.

The finished wall coating was therefore the final part of a much larger preparation process.

Stabilising Chalky Roof Tiles

After cleaning and fungal treatment, the chalky roof tiles received a full coat of Dulux Bonding Liquid.

The purpose was to neutralise the chalkiness and stabilise the roof surface before topcoating.

This is important because applying roof paint directly over a weak powdery surface can leave the new coating dependent on an unstable layer underneath.
