Plattekloof 2 Exterior Painting Project

This documented Plattekloof 2 exterior painting project involved the preparation and repainting of a private multi-level residential property from 2 to 11 February 2026.

The property required considerably more than a standard exterior colour refresh. The physical inspection identified masonry moisture readings between 15% and 18.1%, map cracking, cracks across vertical and horizontal surfaces, failed window and door seals, unsealed expansion joints, powdery coatings, unwaterproofed horizontal surfaces, moisture-related discolouration, mould staining and weathered exterior timber.

An important feature of this project was that a full coating specification complying with the Dulux warranty specification was prepared before work commenced.

This meant that cleaning, repairs, moisture-related preparation, primers, waterproofing and finishing systems were considered as one coordinated specification rather than applying a generic two-coat exterior system.

Why the Dulux Warranty Specification Matters

This project was not simply painted using Dulux products. A full coating specification complying with the Dulux warranty specification was prepared before work commenced.

That distinction is important. A warranty-based specification sets out how relevant substrates, defects, primers, waterproofing treatments and finishing systems should be prepared and coated as part of one coordinated system.

It therefore changes the way the project is approached. Cleaning, crack repairs, damp-related treatment, horizontal waterproofing, sealing and coating selection cannot be separated from one another if the specification is to be followed correctly.

Compliance with a warranty specification and the issuing of separate manufacturer warranty documentation are related but distinct matters. Any formal Dulux warranty documentation applicable to an individual project remains subject to the manufacturer’s qualifying substrate, preparation, product, application, inspection and administrative requirements.

We therefore describe this project accurately as having been completed to a specification prepared to comply with the Dulux warranty specification. We do not use the existence of the specification to imply a manufacturer endorsement of Painters Cape Town or an automatic warranty outside Dulux’s own qualifying process.

15%–18.1% Relative Masonry Moisture Readings

The inspection readings across relevant masonry surfaces ranged between 15% and 18.1%.

These readings formed part of the pre-painting assessment but were not interpreted in isolation. They were considered together with cracks, failed perimeter seals, unsealed movement joints, exposed horizontal surfaces, discolouration and other possible routes of moisture entry.

The Dulux specification required additional Dampshield treatment where substrate moisture readings fell within the relevant specified range.

Boundary Walls and Continuing Moisture

The inspection also documented an important limitation affecting boundary-wall masonry.

Where no effective damp-proof barrier separates masonry from the surrounding ground or backfilled soil, moisture can continue migrating through the wall from behind or below.

A breathable coating system may improve the visible face, but no decorative coating can permanently stop water that continues entering through the opposite side of the wall.

For this reason, moisture-related bubbling, staining or peeling caused by continuing ground moisture may remain outside the coating warranty.

Foundation Walls Below Expansion-Joint Level

Moisture-related discolouration was also recorded below weep-hole and expansion-joint level.

These wall sections were exposed to moisture from the backfilled side and therefore required appropriate preparation and Dulux Dampshield treatment within the written scope.

Continuing moisture migration from behind the wall remained an identified limitation even after correct preparation.

Alkali Attack and Exterior Paint Failure

The quotation identified moisture-related alkali attack as one of the causes of paint discolouration and deterioration.

When moisture moves through cementitious plaster, alkaline salts can migrate toward the paint film and contribute to degradation of the binder and colour.

The specified remedy therefore combined Dulux Rainshield, Dulux Dampshield, crack preparation and sealing rather than treating the visible discolouration as a simple decorative defect.

High-Pressure Washing and Surface Cleaning

Exterior walls were cleaned before repairs and coating application.

High-pressure washing was specified to remove loose and flaking coating, grime, salts and chalky deposits.

Where high-pressure washing could not be used, the written specification called for cleaning with a 1:10 ProGold GP Cleaner solution followed by scrubbing and rinsing with clean water.

The coating specification could only perform properly if the new paint was applied to a clean, stable and correctly prepared substrate.

Fungal Treatment Before Repainting

Mould staining was recorded on the soffits and fungal contamination was to be treated where present.

The specification called for a 1:5 ProGold Fungal Wash solution on affected areas and inside relevant cracks, with the specified reaction period before further preparation.

Painting directly over mould or fungal contamination would not have met the preparation requirements of the project.

Waterproofing Parapets, Windowsills and Horizontal Wall Tops

Horizontal masonry surfaces require particular attention on exposed Plattekloof properties because they receive rainfall directly.

The written specification identified parapet tops, windowsills and boundary-wall tops for waterproofing.

The system called for two coats of Dulux Rainshield, with the second coat applied perpendicular to the first.

This waterproofing formed part of the broader Dulux specification rather than being treated as an optional decorative extra.

Failed Window, Door and Expansion-Joint Seals

The inspection identified deteriorating sealant around some windows and doors together with unsealed expansion joints.

Failed sealant within the scope was removed and replaced with single-pack polyurethane sealant with approximately 25% flexibility.

Wall and light-fitting penetrations were also sealed where required.

Flexible movement joints should not be filled with rigid plaster simply to hide the gap. The joint exists to accommodate movement and therefore needs a flexible material where sealing is required.

Different Exterior Cracks Required Different Repairs

The Dulux specification distinguished between hairline cracking, wider plaster cracks and map cracking.

Hairline Cracks up to Approximately 1 mm

The specification called for alkali-resistant sealer in the cracks followed by Dulux Rainshield brushed into the defect to fill and bridge it.

Areas containing multiple spiderweb cracks required broader Rainshield treatment after application of the relevant alkali-resistant plaster primer.

Plaster Cracks from Approximately 1–5 mm

Wider plaster cracks were opened to suitable V-joints, cleaned and filled using the specified masonry patching repair system where appropriate.

The repair was sanded smooth before two coats of Dulux Rainshield were applied across the repaired zone, with the second coat perpendicular to the first.

Map or Spiderweb Cracking

Map-cracked areas received Dulux Rainshield as the specified flexible waterproof treatment following the required preparation.

High-Level Access Around Upper Windows and Walls

The multi-level design of the Plattekloof 2 home created additional access requirements around upper walls, windows and architectural projections.

The preparation photograph shows masking around dark window frames and detailed work on elevated plaster surfaces.

Access planning affects the quality of the preparation because painters need to be able to reach the full defect to scrape, repair, sand, prime and coat it correctly rather than simply reaching far enough to apply a roller coat.

Protection Around Windows and Architectural Finishes

The dark window frames required careful masking because paint spatter, poor cutting-in or inconsistent lines would be particularly visible against these finished surfaces.

On premium Plattekloof homes, the same principle applies to glazing, paving, landscaping, timber, metalwork and other completed architectural finishes within or adjacent to the working area.

Weathered Varnished Fascia Boards and Sprockets

The exterior scope included varnished timber fascia boards and sprockets.

The quotation recorded that these timber elements were weathered before work commenced.

Loose and flaking varnish was removed, the timber was sanded to a smooth uniform finish, hard edges were feathered with fine-grit sandpaper and dust was removed.

The finishing specification called for two coats of Dulux Woodgard varnish.

Nutec Soffit Preparation

The project also included painted Nutec soffits.

Loose and flaking coating was removed, surfaces were sanded smooth and hard edges were feathered before dust was removed.

Bare areas received Dulux Plaster Primer before the specified finishing system.

The Nutec elements were specified for two coats of Dulux Roofguard.

Exterior Coating Systems Used

The complete system incorporated different products according to substrate and exposure:

  • Main-building walls: two coats Dulux Wallguard.
  • Boundary walls: two coats Dulux Weatherguard Fine Textured.
  • Horizontal surfaces: Dulux Rainshield waterproofing system where specified.
  • Damp-affected prepared areas: Dulux Dampshield system according to the specification.
  • Nutec elements: Dulux Plaster Primer where bare followed by Dulux Roofguard.
  • Varnished timber: two coats Dulux Woodgard varnish.
  • Flexible joints and penetrations: single-pack polyurethane sealant where specified.
