Documented Val de Vie Estate Painting Evidence
This was not a quick estate-home repaint. Exterior moisture-entry details, cracks, horizontal masonry, movement joints, soffits and coatings were prepared first, followed by a separate interior painting phase.
9%–12.5% Readings
Protimeter readings supported the visual assessment of moisture-related coating problems without being treated as a stand-alone diagnosis.
Exterior + Interior
The documented scope covered two distinct phases: exterior restoration followed by interior painting including the garage.
Waterproofing First
Parapets, windowsills and exposed wall tops required waterproof protection before final exterior coatings.
Flexible Joint Repairs
Failed perimeter seals, fittings and expansion joints were prepared for flexible polyurethane sealing to reduce moisture entry.
Crack-Specific Preparation
Hairline, wider plaster and map cracking received different repair systems rather than one generic filler.

Val de Vie Estate Interior and Exterior Painting Project
Painters Cape Town completed this documented Val de Vie Estate interior and exterior painting project near Paarl during July and August 2026.
The project was completed in two phases. The exterior work was scheduled from 20 to 29 July 2026, followed by the interior from 30 July to 7 August 2026.
The exterior scope included the main-building walls, painted boundary and garden walls, fascia boards, soffits and sprockets, high-pressure washing, horizontal waterproofing, damp-related preparation and broader substrate repairs.
The subsequent interior phase included ceilings, walls, cracks, moisture-affected areas, doors, frames, skirting and related painted joinery.
To protect the homeowner’s privacy, no client name or street address is published.

Painting a Premium Estate Home Requires More Than a Neat Final Coat
Val de Vie and the surrounding premium-estate corridor contain high-value homes where the visible standard of finish matters, but the hidden preparation underneath matters even more.
Large paved areas, glazing, landscaped gardens, boundary walls, exposed horizontal surfaces, controlled surroundings and close architectural detailing make poor preparation very noticeable.
On this project, the inspection revealed several potential water-entry routes before repainting began. That changed the job from a straightforward colour refresh into a broader maintenance and protection project.
What the Exterior Inspection Found
- Protimeter readings from 9% to 12.5%.
- Cracks on vertical walls and exposed horizontal masonry.
- Cracking at windowsills and boundary walls.
- Failing sealant around windows and doors.
- Mould on boundary walls.
- Cracked-loose soffit cover strips.
- Horizontal surfaces that had not been adequately waterproofed.
- Expansion joints that had not been sealed.
9%–12.5% Protimeter Readings
The exterior assessment recorded Protimeter readings ranging from 9% to 12.5%.
Those measurements were considered together with the physical evidence: cracking, failed window and door seals, mould, unsealed joints and vulnerable horizontal surfaces.
A moisture reading can help identify areas that deserve closer attention, but it does not by itself prove where the water entered or whether one moisture mechanism exists throughout the property.
High-Pressure Cleaning Before Painting
Exterior walls were specified for high-pressure washing to remove loose and flaking coating, grime, salts, chalk and other contamination.
Where pressure washing was unsuitable, the specification allowed cleaning with ProGold GP Cleaner followed by clean-water rinsing.
Fungus-affected areas were treated with ProGold Fungal Wash before subsequent preparation.
Mould on Boundary Walls
Mould was visible on boundary-wall surfaces before work started.
Biological contamination should be treated rather than merely hidden beneath another coat of exterior paint.
The affected areas were included in the fungal-treatment and cleaning process before the coating system was rebuilt.
Why Horizontal Surfaces Needed Waterproofing
The inspection recorded horizontal surfaces that were not adequately waterproofed.
Windowsills, parapet tops and boundary-wall cappings receive direct rainfall and can retain moisture for longer than vertical façades.
Cracks in these surfaces can allow water into the masonry below and later produce staining, blistering or peeling on a seemingly unrelated vertical face.
Two-Coat Dulux Rainshield Waterproofing
Relevant parapets, windowsills and tops of boundary or garden walls were specified for two coats of Dulux Rainshield.
The second coat was applied perpendicular to the first to improve uniformity of coverage across the horizontal substrate.
This waterproofing stage took place before the final exterior finish.
Failed Window and Door Sealants
The inspection recorded failing sealant around windows and doors as a potential moisture-entry route.
Deteriorated material was specified for removal and replacement with single-pack polyurethane sealant with approximately 25% flexibility.
This is a different function from ordinary decorative filling because frame junctions need to tolerate movement while remaining weather resistant.
Sealing Exterior Fittings and Penetrations
Wall-mounted exterior fittings can also form small entry routes if the junction between the fitting and wall is not properly sealed.
The specification therefore included polyurethane sealing around wall and light fittings where required.
Open Expansion Joints
The inspection found expansion joints that were not sealed.
Expansion joints are designed to accommodate movement and should not simply be filled with rigid plaster.
The main-building joints were therefore specified for flexible polyurethane sealing.
This helped close a direct moisture-entry route while preserving movement capability.
Hairline Crack Preparation
Hairline cracks up to approximately 1 mm were specified for alkali-resistant sealer followed by Dulux Rainshield worked into the defects.
Where multiple fine or spiderweb cracks existed, the specification called for alkali-resistant plaster primer followed by two coats of Rainshield on the affected area.
Wider Plaster Cracks
Suitable plaster cracks from approximately 1 mm to 5 mm were opened to a V-shaped joint and cleaned.
Where appropriate, the defects were repaired with a compatible masonry patching-plaster system, sanded and subsequently protected with Rainshield across the repair.
Map Cracking
Map-cracked areas received flexible Dulux Rainshield preparation.
Map cracking requires attention across the affected surface rather than treating only one visible line, because a network of small cracks creates multiple potential points for future water entry.
Damp-Related Exterior Wall Preparation
Moisture-affected exterior wall areas were specified for two coats of Dulux Dampshield where appropriate.
The Dampshield formed only part of the system.
Cracks, failed joints and vulnerable horizontal surfaces still had to be corrected independently because a damp-resistant coating cannot compensate indefinitely for active water entry through defective building details.
Soffit Cover-Strip Repairs
The inspection recorded soffit cover strips that had cracked loose at their joints.
Loose coating was removed, surfaces were sanded and hard edges feathered.
Bare areas received primer, a full Universal Undercoat was specified and the cover-strip junctions were sealed with flexible polyurethane before finishing.
Nutec Fascia Preparation
Loose and flaking coating on Nutec fascia boards was removed before sanding and feathering.
The prepared fascia received a full primer coat before the finishing system.
The documented final exterior schedule specified two coats of Dulux Roofguard on the fascia boards.
Main Building Walls — Dulux WallClad
The prepared main-building walls received two coats of Dulux WallClad.
WallClad was selected as the principal exterior wall coating after the separate crack, joint, mould, waterproofing and damp-related preparation had been completed.
The final wall finish therefore represented the last part of the system rather than the cure for all defects underneath it.
Boundary and Garden Walls
The boundary and garden walls received two coats of Dulux Weatherguard Ultra Smooth to match the existing colour.
Using a separate finish on these walls demonstrates another useful principle: all walls on one property do not necessarily need to receive exactly the same coating where the substrates, appearance or maintenance requirements differ.
Soffit Finish
After preparation and joint treatment, the soffits received two coats of Dulux Wall & Ceiling Paint according to the written finishing schedule.
The Interior Phase
Once the exterior phase was complete, work moved inside the home.
The interior painting specification included preparation of flooring and furniture protection, crack repairs, moisture-affected walls, ceilings, shadow-line junctions, doors, frames and skirting.
This makes the project particularly valuable as evidence because it was not limited to one façade or one coating system.
Interior Crack Preparation
Interior wall cracks larger than approximately 1 mm were specified for flexible polyurethane repair.
Hairline and repaired cracks then received an additional protective treatment using Hydroflex over the affected areas before repainting.
Interior Damp-Related Preparation
Moisture-affected interior wall areas were also specified for two coats of Dulux Dampshield where suitable.
As with the exterior, the purpose of the coating was to form part of a remedial system rather than to claim that decorative painting alone can resolve every active moisture source.
Interior Ceiling Repairs
Ceilings were prepared before painting, with holes and gaps between shadow lines and walls filled using flexible polyurethane where required.
A cracked ceiling-board joint required reinforcing mesh before repainting.
Prepared ceilings then received two coats of Dulux Wall & Ceiling Paint.
Washable Interior Wall Finishes
The quotation allowed for Dulux Luxurious Silk or Dulux EasyCare depending on the preferred final sheen.
Both options were specified as premium washable interior finishes, with EasyCare providing the more matt appearance.
Doors, Frames and Skirting
Painted joinery required its own preparation system.
Cracks between walls and skirting were prepared with polyurethane where necessary, bare timber areas received Wood Primer and the painted joinery received a full coat of Universal Undercoat.
The finishing system comprised two coats of Dulux Pearlglo Waterbased enamel on the doors, frames and skirting.
