Stellenbosch Roof Painting Experience You Can Verify

Our Stellenbosch roof-painting work is supported by real 2026 project evidence from Paradyskloof and Rozendal Farm, together with 27 years of painting-contractor experience.

27 Years' Experience

Residential, estate, exterior and roof-painting experience across Cape Town and the Cape Winelands.

2 Real Roof Projects

Documented 2026 roof projects in Paradyskloof and at Rozendal Farm provide genuine local preparation and coating evidence.

Full-Time Employed Painters

Painting is completed by our company employees rather than subcontracted painting crews.

Written Diagnostic Reports

Quotations can record visible chalking, fungal growth, rust, coating failure, damaged roof components and preparation requirements before painting begins.

Supplier Specifications

Supplier or manufacturer coating specifications are used where appropriate, with formal specification systems available on qualifying projects.

Preparation Matters

Cleaning, fungal treatment, chalking, rust, adhesion, primers and roof defects are considered before the finishing coats are applied.

Working-Foreman Supervision

An experienced working foreman supervises preparation, property protection, workmanship and daily site organisation.

Direct & Insured Contractor

Clients deal directly with Painters Cape Town rather than a lead-generation company, supported by Public Liability Insurance through OUTsurance.

Professional Roof Painters in Stellenbosch

Professional roof painting in Stellenbosch involves considerably more than choosing a new roof colour and applying two finishing coats.

Roof surfaces are continually exposed to sunlight, winter rainfall, temperature changes, biological growth and gradual weathering. Older coatings may fade, chalk, lose adhesion or begin peeling, while metal roofs can develop surface rust and tiled roofs can suffer damaged tiles or deteriorated ridge pointing.

Different roof substrates therefore require different preparation systems.

Our Stellenbosch painting service includes documented roof-painting projects on both tiled and corrugated roofs, giving us first-hand local evidence of how preparation requirements can differ substantially from one property to another.

Why Roof Preparation Matters Before Painting

A premium roof coating can still fail if it is applied over an unsuitable substrate.

Before painting, the existing roof should therefore be assessed for conditions that can affect adhesion or coating performance.

  • Chalking or powdery previous coatings
  • Peeling, flaking or blistering paint
  • Moss, mould, algae or fungal growth
  • Surface rust on metal roofs
  • Loose, missing or corroded roof screws
  • Cracked, chipped or broken roof tiles
  • Deteriorated ridge pointing
  • Loose roof sheets
  • Failed sealants or waterproofing
  • Previous coatings that no longer provide a sound substrate

This is why Painters Cape Town treats roof painting as a substrate-preparation and coating project rather than simply applying new paint over the existing roof.

Roof Types We Paint in Stellenbosch

Painted Roof Tiles

Previously painted roof tiles may become faded, chalky or affected by moss and algae.

Loose or unstable coatings must be removed and the remaining surface checked before repainting. Where substantial chalking is present, an appropriate bonding or stabilising treatment may be necessary before applying the finishing coats.

Damaged tiles and deteriorated ridge pointing should also be considered before coating.

Corrugated Metal Roofs

Corrugated roof sheets require a different preparation approach.

Surface rust, exposed metal, coating adhesion, loose sheets and the condition of roof screws should all be assessed. Rust-affected areas may require appropriate preparation and spot priming, while the wider roof surface may require a compatible adhesion-promoting primer before finishing coats are applied.

IBR and Other Metal Roofing

The same principle applies to IBR and other painted metal roofing. Existing coating condition, corrosion, fasteners, cleaning requirements and adhesion must be considered before the coating specification is selected.

Paradyskloof Stellenbosch Tiled Roof Project

Our documented Paradyskloof project was quoted in August 2026 and included the tiled roof, exterior walls, painted fascia boards, varnished woodwork, waterproofing, damp-related preparation and sealing around windows, doors and other penetrations.

Location: Paradyskloof, Stellenbosch

Project: Exterior and tiled-roof painting

Inspection moisture readings: 10.4% minimum to 15.6% maximum

Roof conditions: Moss and algae, chalking, damaged tiles, deteriorated ridge pointing and areas of peeling, flaking or blistering coating

Preparation: Fungal treatment, high-pressure cleaning, repairs and chalking stabilisation

Primer: Dulux Bonding Liquid

Roof coating: Two coats charcoal Dulux Roofguard

The wider property inspection also recorded map cracking, hollow plaster, failing sealants, moisture-related discolouration and horizontal surfaces requiring renewed waterproofing.

The roof itself required specific treatment before painting. Moss and algae had to be treated, loose contamination removed and the chalky coating stabilised.

Cracked, chipped or broken tiles and deteriorated ridge pointing were also identified for attention before completion of the coating system.

The final roof specification included a full coat of Dulux Bonding Liquid followed by two coats of charcoal Dulux Roofguard.

Rozendal Farm Stellenbosch Corrugated Roof Project

Our Rozendal Farm project involved the exterior redecoration of six cottages during 2026.

The scope included corrugated roof sheets, exterior walls, fascia boards, pergola posts, damp proofing and waterproofing.

Location: Rozendal Farm, Stellenbosch

Property type: Six cottages

Project: Exterior and corrugated-roof painting

Inspection moisture readings: 11.3% minimum to 22.8% maximum

Roof conditions: Fading, chalking, surface rust, mould and peeling paint

Preparation: Fungal treatment, high-pressure cleaning, fastener inspection, sealing and rust treatment

Primer system: Dulux Speciality Rust Primer where required followed by full HydroEtch Primer

Roof coating: Two coats Dulux Roofguard

This project required a very different system from the tiled Paradyskloof roof.

The corrugated roof sheets showed fading, chalking, surface rust, mould and areas of peeling paint. Roof screws were therefore included in the inspection, with missing, loose or corroded screws requiring attention before coating.

Bare rust-affected areas were specified for spot priming with Dulux Speciality Rust Primer. A full coat of HydroEtch Primer was then specified to promote adhesion before applying two coats of Dulux Roofguard.

Two Stellenbosch Roofs, Two Different Preparation Systems

The Paradyskloof and Rozendal projects demonstrate why a roof-painting specification should be based on the substrate and condition rather than a standard formula.

Condition / Requirement Tiled Roof Corrugated Metal Roof
Biological growth Treat before cleaning and coating Treat before cleaning and coating
Chalking May require bonding or stabilisation Existing coating and adhesion must be assessed
Rust Normally not a tile-substrate issue Rust preparation and compatible primer may be required
Physical defects Tiles and ridge pointing Roof screws and loose sheets
Primer system Depends on coating condition and chalking Metal-specific primers may be required

How Much Does Roof Painting Cost in Stellenbosch?

There is no reliable universal price per square metre that applies to every Stellenbosch roof.

Two roofs of similar size can require very different amounts of preparation, labour and material.

Important cost factors include:

  • roof size;
  • roof pitch;
  • single- or double-storey access;
  • roof substrate;
  • condition of the existing coating;
  • chalking;
  • fungal or biological growth;
  • rust treatment;
  • damaged tiles;
  • ridge-pointing repairs;
  • loose or corroded roof screws;
  • primer requirements;
  • number of finishing coats;
  • and whether exterior painting is undertaken at the same time.

As a documented historical example, the February 2026 Rozendal Farm quotation included six corrugated cottage roofs. The roof-painting portion of that project was quoted at R97,240, averaging approximately R16,207 per roof for that particular project.

This is not a standard Stellenbosch roof-painting price. It is included only as genuine project evidence. Roof size, condition, access and preparation requirements vary considerably.

Can a Roof Simply Be Pressure Washed and Painted?

Not necessarily.

Pressure washing can remove dirt, loose contamination and unstable surface deposits, but cleaning alone does not correct rust, heavy chalking, loose coatings, broken tiles, defective ridge pointing or loose roof sheets.

The roof must still provide a sound substrate after cleaning.

If the remaining surface is unstable, further preparation or an appropriate primer may be required before the finishing coats are applied.

Does Roof Painting Repair an Active Roof Leak?

No. Roof paint is not a substitute for repairing an active roof leak.

A coating can protect a suitably prepared roof surface, but broken tiles, failed flashing, damaged waterproofing, loose roof sheets, defective ridge pointing and other sources of water ingress may require separate repairs.

Painting over a roof defect does not remove the underlying cause of the problem.

Why Does Roof Paint Peel, Flake or Fail?

Roof coatings can fail when the finishing system cannot bond correctly to the existing substrate.

Possible causes include:

  • painting over chalking;
  • insufficient cleaning;
  • painting over biological contamination;
  • unprepared rust;
  • loose or unstable previous coatings;
  • incorrect or omitted primers;
  • incompatible coating systems;
  • and unresolved roof defects.

This is why preparation usually matters more to long-term coating performance than the final roof colour.

When Should a Stellenbosch Roof Be Repainted?

There is no single repainting interval that applies to every roof.

The condition of the existing coating is generally more important than age alone.

Warning signs include:

  • noticeable fading;
  • chalking or powdery residue;
  • loss of coating adhesion;
  • peeling or flaking;
  • surface rust;
  • recurring biological growth;
  • and exposed or deteriorating roof material.

Repainting while the existing system remains recoverable can often reduce the amount of remedial preparation required later.

Roof Painting and Stellenbosch Weather

Stellenbosch roofs experience strong summer UV exposure followed by winter rainfall.

Over time, this exposure contributes to fading, coating deterioration, chalking and biological growth.

Painting should therefore be scheduled during suitable weather conditions so that cleaning, primers and finishing coats can dry and cure properly.

Roof Painting for Stellenbosch Estates, Farms and Larger Properties

Larger Stellenbosch homes, estates, farms and managed properties may require additional project planning because of working height, access, landscaping, security requirements and coordination between roof and exterior painting.

Our documented Stellenbosch experience includes private homes, estate properties and the six-cottage Rozendal Farm project.

Where estate access procedures, contractor registration or colour requirements apply, these should be established before work begins.

See our estate and body corporate painting service for additional information about work in managed residential environments.

Professional Painting Contractors in Stellenbosch

Roof painting forms part of our wider professional painting contractor service in Stellenbosch.

Our work includes residential exterior and interior painting, roofs, waterproofing, damp-related preparation, timber coatings and other suitable painting projects.

If roof and exterior painting are required together, the property can be assessed as one coordinated project instead of treating each surface in isolation.

How This Page Strengthens Our Stellenbosch Painting Service

This roof-painting page supports our main Painters Stellenbosch page by answering the narrower question of how tiled and metal roofs should be assessed, prepared and coated.

The main Stellenbosch page remains the central commercial page for homeowners and property managers looking for painting contractors.

Individual project pages such as Paradyskloof and Rozendal provide deeper evidence of the inspections, preparation methods and coating systems behind that service.

Stellenbosch itself forms part of our wider Cape Winelands painting service area.

Need a Roof Painting Inspection in Stellenbosch?

If a roof is faded, chalky, peeling, affected by biological growth or beginning to show corrosion, the first step should be establishing the actual condition of the substrate.

Visible defects should be considered before a decorative coating system is specified.

Roof Painting Stellenbosch FAQs

How much does roof painting cost in Stellenbosch?

Roof-painting cost depends on roof size, pitch, access, roof material, existing coating condition and preparation requirements. Rust, chalking, fungal growth, damaged tiles, fasteners and primer requirements can all affect the quotation.

Do you paint tiled roofs in Stellenbosch?

Yes. Our documented Paradyskloof project involved a painted tiled roof that required fungal treatment, cleaning, repairs, chalking stabilisation, Dulux Bonding Liquid and two coats of Dulux Roofguard.

Do you paint corrugated metal roofs in Stellenbosch?

Yes. At Rozendal Farm we prepared and painted corrugated roof sheets across six cottages. The preparation included fungal treatment, cleaning, roof-screw inspection, rust treatment, HydroEtch primer and roof coating.

Can a chalky roof simply be painted over?

No. Chalking indicates that the existing surface has degraded. Loose powdery material must be addressed and the remaining substrate assessed before a suitable bonding or primer system is selected.

Does roof painting repair an active roof leak?

No. Roof paint is a protective coating system for a suitably prepared substrate. Broken tiles, defective flashing, failed waterproofing, loose roof sheets and other active water-entry problems may require separate repairs.

Why does roof paint peel or flake?

Possible causes include poor cleaning, chalking, biological contamination, rust, unstable previous coatings, incorrect primers, incompatible products and unresolved roof defects.

Should roof screws be inspected before painting a metal roof?

Yes. Loose, missing or corroded fasteners can affect the roof and the coating project. Roof-screw inspection formed part of the documented preparation specification at Rozendal Farm.

What preparation is required before roof painting?

Preparation depends on the substrate and condition. It may include fungal treatment, pressure cleaning, removal of loose coatings, rust preparation, tile or ridge repairs, fastener inspection and application of an appropriate primer.

When should a Stellenbosch roof be repainted?

Signs that assessment may be due include fading, chalking, peeling, loss of adhesion, surface rust, recurring biological growth or deterioration of the existing coating.

Are your painters subcontractors?

No. Painting is completed by our full-time employed painters with working-foreman supervision.
